QUOTE(Whiteminic @ Aug 8 2014, 10:23 AM) The fact of the location so close to the switching station might have a negative impact on the price. I would also not discount the possibility of a fishing ads of which most agents this days employed. As far as I know there is one unit with the back facing the t-junction is the cheapest and this would likely be the one. The noise pollution these units with the back facing the main street is simply unbearable. The houses were sold at different prices during the launch. We were told some bought for cheaper, and those who bought later paid more for the houses. These are the first owners. I think the launch price was around 2.1m or 2.2m. An agent told us that she sold two units at 3m or 3.1m recently.

QUOTE(HouseToLive @ Aug 7 2014, 04:51 PM) Anggun selling for lesser than launch price 2 yrs ago. Seriously?! The agent will put a lower price on the ad, then later show you the more expensive unit!

QUOTE(jfjc @ Aug 12 2014, 11:58 AM) The agent will put a lower price on the ad, then later show you the more expensive unit! Yup. As mentioned in 'Laman Glenmarie's forum', that's the modus operandi of unethical estate agents. Getting more & more rampant to fish for calls. Very unfortunate to those genuine & professional agents. This post has been edited by Rusby: Aug 12 2014, 02:20 PM

Sellers more than buyers nowadays. Esp properties of such calling price. Maybe there r those who r in need to dispose of their properties. Hence such price? Of course never take agents' role in cases like these...

I believe one or two fire sale may be on the cards. At the end of the day, people just need to have holding power & realise property is a long term investment.

But the longer one hold, the higher price gets... Even harder to dispose... How lah?

Not zero lot ones (which is more like a semi-d) or those in Subang.

Won't get d same impression once u r out of it, i.e. other Shah Alam areas and likewise for those older neighbouring areas mentioned.

QUOTE(JustNobody @ Aug 20 2014, 09:17 AM) Syiok Sendiri lor... What to do... Salary & income not increase that fast. +1 The fundamental issue is due to slow income growth in comparison with 'real life' inflation (govt numbers are grossly under declared). Affordability is the key issue here. Our average per capita income vs house prices in greater Klang Valley renders house ownership almost out of reach for the middle class.

As mentioned earlier in the forum, please do not trust those rogue agents, who advertised at RM2.3 mil for Anggun & RM1.9 for Citra. The moment you call, they will tell you those units have been sold. However, they do have better units for sale but at higher prices because better facing, further from main road, further from TNB etc. Nowadays, I find mudah.com.my more indicative of the actual asking price.

Heard the LRT 3 line will run through Persiaran Kerjaya, true? Probably too close for comfort especially Anggun & Suria residents. Where would the station be? Near the recently launched I&P SemiD and Superlinks?
