Does anyone here had any done deal for properties at Bandar Puteri? I was told by one of agent that Puteri 11 houses now worth RM800k++ should I'm interested to sell my properties. I'm seriously considering selling off if I can get @ around RM900k since mine is fully renovated with extension and complete furnitures.

In fact Zarra was the highest priced @ Bandar Puteri since it's the last phase by IOI in BP. However as I do some research I found that many deals done @ RM800k for Puteri 11 and can fetch higher if renovated with extension.

There's few cases although not severe yet (the most I heard is Puteri 12 and Puteri 10) but lately seems reducing. I feels that the price still have a chance to go further up since the stock market has been moving uptrend and this has given more purchasing power for consumers.

almost all BP are gated although it's not considered as fully gated but at least they have a proper guard house and fencing.

For the record, I know Puteri 6 got a few cases recently while Puteri 12 just one or two case but already more than 1 year already.

not all actually, the Puteri 6 Lilac section they only have a pole and hv to use those small pondok(its empty kontena actually), while Puteri 11 is in discussion with Puteri 12 RA to shut off the other end exit of Puteri 11 to make all cars enter & exit through Puteri 12 Guard house. There is one time smart robbers come in 7 series new BMW and Benz but they failed when Puteri 12 barred them from entry into the garden.

the guard house at puteri 6 lilac & juniper is really an eyesore... is it a FOC thing from developer or by the RA themselves?

The Puteri 6 Juniper earlier last year already got 5 cases then come Moon cake festival another 3 houses get break-in one shot doh.gif

At Puteri 12, those robbers come down n wack the guards, they manage to call the police and those robbers quickly drive away, they don have any stickers on the cars, and those cars plates number are fakes when check and are not on the RA register list. Those coming down from the car is smartly dress but looks like a hoodligan. rolleyes.gif

the guard service at puteri 12 not bad though huh... if i m not wrong, now puteri 11 and 12 are having trouble running the RA team.
if both combined entrance/exit, sure another round of quarrel later.

Puteri 11 and 12 sharing same entrance from Puteri 12? So means those stay in Puteri 11 need to drive uphill towards 12 then go further to 11? That will be like driving to Genting Highlands man...I rather they stick to current route.

yes the 3 houses is side by side if not mistaken, during that time most people were in Puteri 8 park celebrating the moon cake festival. My guess is the thiefs is committed by the insiders otherwise he won't be so sure no one is around during that particular time.

Ya P12 guards not only the guard is super duper good, they have a group of loyal pets too. Even if the guard might miss out some stranger that manage to sneak-in but they can't pass thru those packs of dog that are station freely at the entrance of P12, one wrong move sure kena bite kao kao laugh.gif

Puteri 12 RA still running as usual, pending new president to take over this March, the rest stay the same. To me its all small problems cause by some trouble maker tat stay in Puteri 12, as long as the RA is running smoothly whoever takeover to become the president doesn't matter to me at all, I will continue supporting and paying my yearly security guard fees. icon_idea.gif

As for Puteri 11, i heard they are without guard services few months back, perhaps those from Puteri 11 can give some feedback on this issue.

Puteri 6 was using substandard guards since residents want cheaper. Puteri 12 paying more than RM11k a month for the guards and since there are many willing to pay, they can afford the best. Puteri 12 don have any Gurkha guard, what they hv are only local Indian security guard, but they are very helpful and vigilant most of the time. There are all kind of people whether in Puteri 12 or 6. Sometime its a matter of the resident attitude, there are quite a handful of residents in Puteri 12 that is cheapskate and decide not to join the RA too. I remember those days when P12 were without guard, residents were rob by foreigners, some were doing gardening in front of house then suddenly see 4 Indon come with 4 long parangs ask for monies. Lucky nowadays all this is over. At least can walk around the house area at night without fear of getting mug in your own neighbourhood.

Tohsan, so far we never have guards issue . IOI provide guard services until end of Nov which we appoint our own guards effective Dec. Maybe other owners can give their comment as probably i miss out some infos when not around.

This is good news to me. Since we belong to the same neighborhood, its best both P12 n P11 have guard all the time. Each compliment the other in term of security of our neighborhood. smile.gif
