guys,
we know it's not very practical to extend behind as the project like Olivia is only left with around 3ft but still I decided to hack and extend it. let see, if u keep that 3ft then what are you gonna do with it? if hack then yes you need additional 5-10k for extension but then 3ft makes a lot of difference to your kitchen alone. the 3ft behind will not able to let you dry your clothes outthere thus can consider the place is good enough to grow fungus and grass and you need time and headache to keep on clearing that small backyard. so for long term stay, I think extension is a more practival ways to managed that small area. and I never regret my decision cause my kitchen looks bigger and nicer now |

Does anyone here had any done deal for properties at Bandar Puteri? I was told by one of agent that Puteri 11 houses now worth RM800k++ should I'm interested to sell my properties. I'm seriously considering selling off if I can get @ around RM900k since mine is fully renovated with extension and complete furnitures.

QUOTE(cheesegurt @ Jan 6 2011, 12:18 AM) In fact Zarra was the highest priced @ Bandar Puteri since it's the last phase by IOI in BP. However as I do some research I found that many deals done @ RM800k for Puteri 11 and can fetch higher if renovated with extension. |

There's few cases although not severe yet (the most I heard is Puteri 12 and Puteri 10) but lately seems reducing. I feels that the price still have a chance to go further up since the stock market has been moving uptrend and this has given more purchasing power for consumers.

QUOTE(Tohsan @ Jan 6 2011, 12:21 PM) For the record, I know Puteri 6 got a few cases recently while Puteri 12 just one or two case but already more than 1 year already. Puteri 11 and 12 sharing same entrance from Puteri 12? So means those stay in Puteri 11 need to drive uphill towards 12 then go further to 11? That will be like driving to Genting Highlands man...I rather they stick to current route.Added on January 6, 2011, 12:26 pm not all actually, the Puteri 6 Lilac section they only have a pole and hv to use those small pondok(its empty kontena actually), while Puteri 11 is in discussion with Puteri 12 RA to shut off the other end exit of Puteri 11 to make all cars enter & exit through Puteri 12 Guard house. There is one time smart robbers come in 7 series new BMW and Benz but they failed when Puteri 12 barred them from entry into the garden. |

QUOTE(Tohsan @ Jan 6 2011, 03:43 PM) Tun Trojant Tohsan, so far we never have guards issue . IOI provide guard services until end of Nov which we appoint our own guards effective Dec. Maybe other owners can give their comment as probably i miss out some infos when not around.yes the 3 houses is side by side if not mistaken, during that time most people were in Puteri 8 park celebrating the moon cake festival. My guess is the thiefs is committed by the insiders otherwise he won't be so sure no one is around during that particular time. Ya P12 guards not only the guard is super duper good, they have a group of loyal pets too. Even if the guard might miss out some stranger that manage to sneak-in but they can't pass thru those packs of dog that are station freely at the entrance of P12, one wrong move sure kena bite kao kao Puteri 12 RA still running as usual, pending new president to take over this March, the rest stay the same. To me its all small problems cause by some trouble maker tat stay in Puteri 12, as long as the RA is running smoothly whoever takeover to become the president doesn't matter to me at all, I will continue supporting and paying my yearly security guard fees. As for Puteri 11, i heard they are without guard services few months back, perhaps those from Puteri 11 can give some feedback on this issue. |

QUOTE(Tohsan @ Jan 8 2011, 09:31 AM) Tun Trojant what?? P12 corner 1.5m??? thiefs nowadays are super duper sophisticated n skillfull and majority still using mechanical lock, tats why its easy job for them. Even if they don't break the lock they can always attack on other weak entry of the house to gain entry. Added on January 8, 2011, 9:35 am Tan Sri Ronn77 me property investor? sure bo? poor chap like me only still working as kuli to save for the 1st pot of gold (think its a impossible dream since gold price is sky high nowadays) FYI corner lot in P12 already worth more than RM1.5M nowadays...looking at the way cost of raw material that keep on sky rocketing, i think they will be more than RM2.5m soon.... this inflation is killing everyone pocket. What's so special of the corner unit there? how big is the additional land size? well, we also wish our property price shoot up, probably we can sell it off and rent an apartment to stay until when property burst then buy a even bigger house to stay. definitely the property price is getting crazy right now, don't think it's sustainable. |

QUOTE(alenac @ Mar 18 2011, 03:41 PM) 4 break in one go, last friday in the Peak, Puteri 12. Modus Operandi as per last year . But this time not Accord with 3 chinamen, they have upgraded to CRV, looks like new model. But the break in time is still between 11am to 2pm. They will be back again in 2-3 months. Personally I feel P12 guard is really lousy. Myself been to P12 few times to visit friends and the guard not even bothering to look on me or ask for where I'm going before letting me to enter the guardhouse. I wonder if P12 residents can tolerate with such type of lenient guard which causing occsionally break-in. |

QUOTE(T816B @ Mar 19 2011, 12:31 AM) I posted the similar comment as you about the poor security level in P12. I am rather surprise some residents like Tohsan actually praised P12 security to the sky. If you look at the security of P11 then you will see a much better checking which they will not allow you to enter without proper checking or leaving license for the visitor tag. we as a resident need to pressurised the security management to better take more proactive approach in order to curb the occasional break in. we paying for it every month so why not get a better service? or perhaps change the security management if this continue to persist. |

Bros, how much is the security fees for P12? For P11, fees will increase from RM50 to RM60 started next month onwards. I have no objection if they can continue to provide consistent tight security checking for each of outsiders that wanted to enter. Also is there any news on what the piece of land which located at the junction of Puteri 11/1 will turn to be? Previously they planned for apartment but was strongly opposed by P11 residents and the news I heard few months ago was it will turn to become town house.
