i thought PBP semi-d are around that price asking 1.7m nego hard think can get 1.6 seeing the listing on and on for few month, maybe old house are harder to sell |

Guards problem are everyway even at high end condos because our locals could not meet the job requirement while governmenr still impose minimum salary recently. Most Gurkha could be Nepalise as Gurkha really too expensive and not many around in Malaysia since most of their permits had expired.
Corner link ( 2 1/2 storey ) asking price around RM 1.3M to 1.5M depending on area, how big the land and reno for units in Bandar Puteri. The subsale for the upcoming completed Siera ( intermediate ) asking price from RM 800K to 900K - brand new as is. Property bubble seam very unlikely for Malaysia, especially Puchong area which safely sailed through the 1997 and 2008 crisis with even a big jump after the recovery. Minor corection may happen to commercial units due to oversupplied and especially when the Setia Walk is going to be ready soon, most of these buyers are investors and only pay 5% upfront during the construction for the sevice apartment. ( DIBS ) System like this will benefit the developers rather than the buyers in the long run, the pain will be felt upon handing over of vacant possession when bank installment and maintenenace fee hit in. Also partially due to this DIBS scheme for new launching, buyers can own more property than affordability, chances of property bubble may hit Malaysia when system like this becoming a standard practice over some years until the negative effect hit the economy. Overall residential unit ( landed ) in Puchong is very safe and in good demand all this while.
