developer like ioi only cares about their profit.....looks at their project so much crime rate ..countless....and yet not providing gated comunity at their latest serena project. we buyer should be smart enough and realise what we want.......we want a peaceful home not only a house anymore.....but also with affordable price.....a home with gated n guarded security for our family,, clubhse facilities. pls dun rush to support all these greedy developer...lets make them hard to sell...then all buyer will benefit in future. i think good developer are like gamuda ....provides a reall home with beautifull lanscapting security. some developer have good land but have no idea how to develop...maybe they only cares about their profit....

the problem is the location of this good development is quite far away..... if our choice is in Puchong...
not much choices...except the Lake edge, or nusaputra, or IOI vistaria

..yes...BPP win the location...is a hub for PJ, Sunway, Cyberjaya & Putrajaya, USJ Subang, Shah Alam.
Is ok also if work at Bangi MNCs. It is at the highest rank(most strategic township) for freehold property at Puchong area
New development with Freehold - Bandar Puteri, Bandar Kinrara, Bandar Puchong Jaya, Bandar Bukit Puchong,
Taman Putra Prima, Taman Wawasan(if not mistaken)....the rest development with leasehold title.

working people..better choose strategic location. Pensioner or pre-pensioner can choose the good development to enjoy
the environment unless you work at the particular area. I think BPP is better for younger people who
likes city with more shops, restaurant, shopping complex, bank, karaoke, bistro- same like Taipan and SS2.
Younger people also most likely to change their job, therefore strategic location is important.

IOI had a good land(strategic and plantation). If BPP with gated community like DPC and lanscape like others developers,
then the price for DST will definately at least a million like Zenia or even more expensive $$$ . sweat.gif

Can benchmark with YTL behind Tesco ..leasehold and mines land also with pricetag more than a million $$$.
(approximate 1.5 million or more-not updated yawn.gif )

You don't need to buy or stay in BPP to enjoy this facilities. Get a cheaper and better garden to stay and yet enjoy this facilities. Even more than that. One of the example is wawasan.

Wawasan nowadays give me a "crip" feeling especially at night, too many trees and the road is a bit dark like Bandar Kinrara. During daytime most of the time those guard were either sleeping or don't pay much attention to cars going in and out of residential area, don't think its safe at all especially for those always go out early and come back late everyday. The daily bottleneck especially near the entrance and exit of the Wawasan is a big headache.

No gated township in this area..PJ or Puchong..hmm..where..townhouse is different class liow... but form your own RA can lower the cost of living.
ie. Olivia free 2 years is good idea, later form ur own RA.

The residents in Puteri 12 (Hilltop) have setup a guardhouse at the main entrance. Also, only 1 road entrance to the houses (it is hilltop), so this can consider as gated and guarded? The gate is just some fencing around the hillside. I see the guards are quite strict, allow only cars with stickers in.

Olivia is not bad if entrance of your house is not facing the hill according to fengshui. Btw the enviroment and air quality there is very good n windy, just love the enviroment at night, very peaceful and beautiful view.

to me its more to guarded becos the surrounding have no fencing. The frequent checking by the guard around this neighbourhood make the resident feel safe and comfortable at home. Thats one of the reason i booked The Peak unit there.

u can try either Bandar Puteri 6, a lot of corner lot still available around the range of RM700k plus if not mistaken. Or you can try Puteri 8, this is among the most strictly guarded and gatde in whole bandar puteri puchong. Alternatively, you can take a look at Lake Edge for RM500k plus for a double storey, very nice place n enviroment, the only drawback of this Lake Edge is the leasehold status.

I wonder how many HUMMERs we ever seen in MY. If one can get a HUMMER they dont have to stay in the double storey Terrace house in Puchong. whistling.gif

Added on June 28, 2009, 11:59 amThe recent last launches can consider a breakthrough out of all IOI designs. Since Nadia onwards the design has started to change to more modern and contemporary looking. Unlike the Peak, a bit outdated design

hello

BP fans

start looking outside the box, outside BP

seek houses/life elsewhere

and when you do that, IOI will feel the pinch. The house prices will not be that steep

can you imagine if they keep on increasing the prices of the double storey houses, in 2010-2011, the DST 22X70 intermediate will be RM 700K - 750K.

Start thinking about the young generation doh.gif

Because of BP prices, BK also go up, Meranti also goes up.

Maybe Vistaria hses not seeling so well, BP new launches ha sto compensate. rclxms.gif
