Hi Everyone,

I think i can't attend the meeting due to some urgent job need to finish by this weekend sad.gif.

Anyway, This is the question i would like to ask HBA's Mr Chong. and i think probably you guys also have same thought or more than me.

1. The letter (CF) that we received is that considered a temporary CF only?
2. Since the water meter in front of our house is not installed yet, is this CF considered "another" invalid CF???
3. If this CF is not valid, all the us are claim LAD until the Borang E's date (batch 1) and VP' date (Batch 2), is this fair to us? Or Should we claim LAD after the meter is installed?
4. Do we need to write a letter regarding not installed water meter to Wirama to protect ourself ?

Hope you guys can help to get answer for all of us

Mm, i havent go to measure yet, next wednesday just get the key, then will go to do the measurement.. my bf altis ngam ngam can park inside , but after parking then we cant walk around oledi , n we must install the auto gate, if not then i really dunno how i lock my gate, cos no more space ... too sesak ..
Just really wondering that, if we only do the kitchen cabinet ,paint the wall ,do the wood floor , we also need to pay rm3k?? Can we do mosaic or tiles at our car porch ???

I call developer head office regarding 3 k renovation fee,call and talk to site office (opposite guard house)KJ property ( incharge of maintenance) manager Mr Kwan before any commencement of any renovation work. if renovation work for 1 or 2 day completed just collect back the 3k desposit (cheque)from him to blink.gif

Hi guys,

OK let me intro my self. im Shuji Tan owner for Unit No. 052-B.
I just receveid CF from developer.Its been long time i didnt online update news here.
i guess i miss out alot things already.
by the way can anyone shortly update me what was happend lately??
and also can anyone tell what what to do when i got CF, sorry im 1st time bought house. smile.gif
i also just received letter to ask me collect key but i still dont have time to go over there to collect.
but wondering do i need to pay those, please advise:

Interest of late payment : $406.70 (why got late payment??)
Quit Rent : $2.70 ( Beerhenti sewa?? apa ni?)
Assesment : $11.57 ( totaly dont understand this)
Fire Insurance : $122.23 ( i already got purchase Fire Insurance why still need to pay them?)
Service Charge (12 month advance + 1 Month deposit) : $845.00 ( u guys also same with me?)
Sinking Fund (12 month Advance) : ($78.00 why need to pay this??)
Total : RM 1,466.20 (wah so much money need to pay them??.OMG.)

In case i didnt online update here, if u guys held any event pls sms me,I MUST COME, PROMISE.

i think IF we want to do renovation it is ok for deposit,eventhough the value too high..

but what im very2 upset and angry is even i want to fix a lamp,fan by urself they still request to pay rm 3k?

nak pasang lampu sendiri mau rm3k.. its ok IF we want to add extra wiring, but im already took extra wiring like they offered some years later..so nanti nak angkat barang perabot pun kena rm 3k ka??crazy la !!!!!

one more thing,can u trust these people can give u back cheq after finished the job?
i dont think so,they will need time to check ur renovation and condition..
then need to inform wirama,subject to final approval,then it is easy possiblilty for them to deduct some of ur money IF they found any single of default, then issues new cheq..are u think this will settel in 1 day??

i believe at least a week ...

about syabas meter,one of our member just called n get confirmation from syabas..wirama did not pay for them to install the meter..their meter r never out of stock..
but when asked,wirama said syabas out of stock..they just cheating the buyer..we hav right to bring this to tribunal about this..

Setuju...setuju... notworthy.gif from the meeting I think we need to settle some issue like building inspection before we proceed to a renovation. LAD claim (counting) still on....
To increase aman siara community in this forum, can we put a banner in one of the house (near to the guard house, so management cannot remove it...I think lerrr drool.gif ) any information like formation of JMB @ Protem sampai kat everybody...

Yesterday I went to Aman Siara.....i read at gusrd house...there's a lot of rule & regulation about renovation...which area can be renovate & which is cannot........wah so messy........feel like this developer want to control our house forever......this cannot do...that cannot do......2nd pass also have to pay but cannot park 2nd car inside........wahhhhhhhhh...fell like i want to sell la this house......for muslim: in future if we want to do "Kenduri Doa Selamat" before entering our house ..........want to rent canopy or what so ever......do we have to write to this developer & get a permisson letter like undertaking letter for renovation????????????????????

I just take over my house 010D at amansiara. Have you guys form a comitee yet? at blogspot there is a pro term commitee... you guys know about it?
No one from the developer site ever mention to me about the RM3k renovation.... are you guys serious about it?

some one told me... because the developer haven pay the money to syabas... that y we dun have the water meter....

ist that correct?
the developer keep the money...
control all the house... (no freedom to renovate what we like)
never solve the issue raise out during the previous meeting... parking issue... slope car porch.... narrow road....
built up not per snp.... material used not in spec...

all he win....

I also remember tt he/she said we can change it once we form JMB? so wait until we form JMB, and it will not come until the 12-month period expires.

dear all,

one thing i would like to highlight to all of you, the developer will deny on the defects once you have done your renovation. meaning you have them rectified all your defects before your renovation. for example, if you extend your kitchen, any wall crack later in your kitchen, they will tell you is the extension cause the crack etc...

judging from the way they behave so far, it wouldn't be a surprise.

I think if the defect is not major, I wont ask them to rectify cos base on ur exprienc itll take ages for them to rectify.

dah ada yang dah start renovation ke?

i see a house start doing renovation already... in the main road that row.. i ask the management bout getting more access card, he say 1 house ONLY can get 1 more, and deposit for the card RM100, buy the card RM100, so we need to give RM200 to get 1 more card... is it anybody also told like this by them?? i true, i think every house sure will need 1 more card, then if inside got 700 houses, then they will get RM140,000 only for those card....

from what im observe,this developer is bad one.
it is easily for them to cheat buyer..the r not honour in doing business.

so,i think whatsoever u follow their rules..if there hav problem shud arise they will escape it while ponting
at u..
such as renovation is big point for them..
anything happen to ur house,it easily for them to blame our renovation..

there just one man behind this..

we all shud together to fight this cheat man..

Dah ada 2 rumah buat renovation. 1 rumah i tengok dinding depan rumahnya dipecah habis. Boleh pula management bagi, tadi i ada tanya dgn Mr. Kwan boleh pecah dinding dapur ke, dia kata khamis ni mereka ada meeting pasal renovation. Harap2 bolehlah. I pula hari ini dah start buat grill dah tapi renovation tunggu lepas raya dulu sebab Hungry Ghost Festival dah dekat. Dengar kata 2 hari lagi dah ada pemilik rumah pertama pindah ke Amansiara. Tahniah!!!!!
