Very good turnout. more than 40 of us came.

Thanks to Shafary and a few others for furnishing information to the reporter. The press (reporter and a photographer) were are given a live demonstration on how to park a car into the porch. smile.gif

I heard from someone said that the developer is in trouble and in the process of winding up, don't know it's true or not.worry....

Bought my unit in 2006 (Phase 1) but never been to the site b4, after reading all the posts & photos posted here, abit worry. decided to go to the site this saturday to see the condition of my unit. unsure.gif

Too bad missed the meeting on 18th July, will there be any minutes posted here? blush.gif

Cheer83, is it true the the company is winding up? insider info?

Yep, some proof would be helpful. If from word of mouth.. if passed on from one party to another ... chicken will become duck lo.

These recent months, every single time I drove to the site, I see workers working and construction vehicles going in and out. I'm sure if the developer is closing down... those contractors would be the first to know and will stop work (risking not getting payment after the job's done). But I'm glad during all these commotion on CF... I see the the compound is be spruced up with greens and trees, and the clubhouse being constructed to the end. And the last few weeks.. There are installations related to the flyover being erected too.

And from the look of it, BOTH phase 2 and 3 units have been concurrently built. (see the pics I posted before). Now what's left is the roadworks.

Given if the developer really confirm gulung tikar, we as buyers really have nothing much to lose either as our units/house is 95%++ completed. Its just the roadworks which is not fully done. I'm sure this final few % of the construction could be easily taken over if we complain to related government depts. Gosh even Samivellu's gang can easily finish the roads for us.

yes, i do not think so the developer is going to wind up as most of the work is done. to them it is not wise to close shop up to this stage. most of the work has been done. if wind up, they should do it by stage 60% not now, 100% completed for phase 1, only pending vp...

but maybe LAD part they may nego with all the buyer due to substantial compensation, they will tell you no $ bla bla bla....

anyway any idea when is the press release date for 18th conference?

yes, now work still going on because they want to bill the purchasers, before CF, they will stop and nego with the purchaser to waive the LAD which due to the purchasers..they will get the max money without handing over.TALAM is the best example.

whr you get this news? Till today, hard for me to believe all this without the solid proof in front of my eyes. Do you all realize that every before and after the major event (meeting and meet up with the reporter), sure some "good news" was release to us? For me, It sounds queer.

Anyway, i do hope yr good news is true.

Yes that is exactly what i feeled.
1st meeting, the developer submit on friday, (one day before the meeting.)
Now before Press meeting, and saird the syabas submit letter now pending at MPS.
All these need to thanks to sharin and jeffary.. Thanks!!! notworthy.gif

So are we need to organize another shocking.gif meeting, only able to get the CF.... shakehead.gif

real Good news! just called up wirama... they confirm tt they've sent VP, to receive maybe today. Hope CF is in order then can make arrangement to renovate etc.. sempat beraya rumah baru.

Hi all...I just collect my VP letter at Pos Laju this morning. I think I'm the 2nd batch to receive it. Well, in the letter they asked me to pay outstanding RM 1098.47 including interest on late payment by the bank to them. Shouldn't the late interest payment suppose the paid by the bank? it's their fault what ...anyway it just RM 40.17.

I just want to ask your guys opinion especially alan on my situation, my snp was expired in APRIL 09 ..and just now I've received my VP. I should entitle for LAD claim rite from the expiry date till the date I receive VP?

Hope to get CF soon...

Just call Wirama office, A lady pick and forgot to ask her name...she said I need to check with my bank whether they have release the full amount the Wirama before I make an appointment with them to collect key. As for LAD...I need to write a letter to them stating how much they owe me and bring the letter together upon collecting key. Is this a correct way ? rclxub.gif

Yea. thats what the SnP stated. But usually developer will only layan LAD claims individually, not as a group . So each owner have to submit their own paperworks for LAD and do the followup themselves. This is another "battle" itself. Many developers usually reluctant to disburse LAD $$$ and will find ways to offset this figure by compensating with other stuff (like waived maintenance fee). It is "easier" for them to handle houseowner one at a time (if in group, sure make more noise). It's almost certain developer like Leadmont will ask for "discount" for LAD and persuade each house owner to accept a smaller sum than the actual calculated. THis is when you guys have to stay strong and be firm.

Congrat to you. Need some clarify with you:-

1. What is yr lot number?
2. Hv you check with them the lot range for the 2nd batch VP?

Don't forget to get all the necessary doc from dev as per stated in S&P for the manner of VP, else this will be another invalid VP.

for those who received the 2nd batch vp letter, does the architect cert come along with the letter, if yes, please call to architect office to verify, if no, pls call to WSB to get a copy of architect cert and verify with architect.

I believe the 1st batch does not attach the architect cert as it is invalid. this batch if wirama staff told u to check with the bank, then most likely they have claimed the bank with architect cert. if yes, this vp is valid.
(still i think you guys should check with architect to verify)

your LAD will calculate from the days late until the vp letter date.

meaning : if snp due on 15/4/09, then you receive vp letter dated 17/7/09, your LAD will be from 16/4/09 to 17/7/09 = Apr 15 days, may 31 days, june 30 days, july 17 days = 93 days

what you need to do before you make appointment to collect the key:-
1. check with architect & mps to verify on vp whether is valid

2. check with your bank whether developer has claimed them, if yes, whether bank has released, developer will not let you have your key before bank release

3. after bank released, you can proceed to developer office to make appt to collect key

4. the vp letter normally will attach the summary statement to notify you how much you need to settle with misc pyt, progress pyt etc.

5. for progress pyt, if you have bank loan, then have to wait till bank release, if you are cash buyer, you need to settle it

6. for misc. pyt, normally is quit rent, assessment, fire insurance, maintenance, sinking fund, late payment interest, security depost etc.
7. for quit rent, assessment, fire insurance, check with developer how they calculate and get a copy of the receipt to make sure they are not overcharging you

8. for maintenance and sinking fund and deposit, if developer req you to settle one yr in advance and free 12 months, then you check with them when is the date you need to pay for maintenance after you paid this 12 mths? get confirmation letter from them coz they told you first yr is borne by developer, what you pay now is for 2nd yr maintenance. meaning you only need to pay again on 3rd yr.

Added on July 21, 2009, 2:00 pm9. late payment interest is d tricky one, this interest charge due to you/your end financier late release to developer. d late payment interest statement will attached together with vp letter, study them, after that call to relevant party to verify whose fault to cause the delay of release? lawyer? bank? developer? or yourself? if you want to dispute this claim, you need to do up the chronology and write to developer

10. if you have LAD to claim this developer, write in to them on your claim, req them to contra the LAD with your misc pyt, any excess req them to pay you $. your LAd not enough to cover the misc pyt, of coz you need to top up. DO NOT FORGET to get a copy of Credit Note from developer for this contra. in case later, they come back to you and chase you for the payment eventhough you have contra.

11. after all the hassle, congratulations! you are able to collect your key now. but this does not give you the authority to move in or renovate your house. you can check your house and submit the defect list. move in & renovate still need cf.

12. the warranty period is 18 mths from 14 days of the letter, meaning you receive letter dated 17th, on 31th whether you collected your key or not the warranty period starts and end on 31/1/2011.

13. the maintenance will start to run as warranty period. 31th whether ppl move in or not, maintenance will start charging.

14. Aug - Dec 09 = 5 mths, Jan -july 2010= 7 mths, your free maintenance period should end on 31/7/2010

15. then from 1/8/2010 onwards, the payment you paid now starts running, 1/8/2010 to 31/7/2011 = 12 months.(paid by you now)

16. 1/8/2011 you start to pay for further maintenance already.

anything not clear? post in your question, i will try my best to advise you or assist you on your doubt.
