for those who received the 2nd batch vp letter, does the architect cert come along with the letter, if yes, please call to architect office to verify, if no, pls call to WSB to get a copy of architect cert and verify with architect.
I believe the 1st batch does not attach the architect cert as it is invalid. this batch if wirama staff told u to check with the bank, then most likely they have claimed the bank with architect cert. if yes, this vp is valid. (still i think you guys should check with architect to verify)
your LAD will calculate from the days late until the vp letter date.
meaning : if snp due on 15/4/09, then you receive vp letter dated 17/7/09, your LAD will be from 16/4/09 to 17/7/09 = Apr 15 days, may 31 days, june 30 days, july 17 days = 93 days
what you need to do before you make appointment to collect the key:- 1. check with architect & mps to verify on vp whether is valid
2. check with your bank whether developer has claimed them, if yes, whether bank has released, developer will not let you have your key before bank release
3. after bank released, you can proceed to developer office to make appt to collect key
4. the vp letter normally will attach the summary statement to notify you how much you need to settle with misc pyt, progress pyt etc.
5. for progress pyt, if you have bank loan, then have to wait till bank release, if you are cash buyer, you need to settle it
6. for misc. pyt, normally is quit rent, assessment, fire insurance, maintenance, sinking fund, late payment interest, security depost etc. 7. for quit rent, assessment, fire insurance, check with developer how they calculate and get a copy of the receipt to make sure they are not overcharging you
8. for maintenance and sinking fund and deposit, if developer req you to settle one yr in advance and free 12 months, then you check with them when is the date you need to pay for maintenance after you paid this 12 mths? get confirmation letter from them coz they told you first yr is borne by developer, what you pay now is for 2nd yr maintenance. meaning you only need to pay again on 3rd yr.

Added on July 21, 2009, 2:00 pm9. late payment interest is d tricky one, this interest charge due to you/your end financier late release to developer. d late payment interest statement will attached together with vp letter, study them, after that call to relevant party to verify whose fault to cause the delay of release? lawyer? bank? developer? or yourself? if you want to dispute this claim, you need to do up the chronology and write to developer
10. if you have LAD to claim this developer, write in to them on your claim, req them to contra the LAD with your misc pyt, any excess req them to pay you $. your LAd not enough to cover the misc pyt, of coz you need to top up. DO NOT FORGET to get a copy of Credit Note from developer for this contra. in case later, they come back to you and chase you for the payment eventhough you have contra.
11. after all the hassle, congratulations! you are able to collect your key now. but this does not give you the authority to move in or renovate your house. you can check your house and submit the defect list. move in & renovate still need cf.
12. the warranty period is 18 mths from 14 days of the letter, meaning you receive letter dated 17th, on 31th whether you collected your key or not the warranty period starts and end on 31/1/2011.
13. the maintenance will start to run as warranty period. 31th whether ppl move in or not, maintenance will start charging.
14. Aug - Dec 09 = 5 mths, Jan -july 2010= 7 mths, your free maintenance period should end on 31/7/2010
15. then from 1/8/2010 onwards, the payment you paid now starts running, 1/8/2010 to 31/7/2011 = 12 months.(paid by you now)
16. 1/8/2011 you start to pay for further maintenance already.
