I am only concern SW for the 1st year, in long run it will prosper, with the in house 800 apts, plus the new strata project next to SW (next to Bomba), which is going to launch, are expected anothet 4-6 blocks of new condos inject into the mkt, on top of that the newly PFCC (Offices and 1 4 Star Hotel) will generate more crowd to SW, and redevelopment of Tesco will definitely pull more attention for those who shops in Puchong.
The future main hotspots in Puchong will be:-
1) IOI Mall + Boulevard (LRT service)
2) Gloden Triangle - SW + PFCC + Redevelopment Tesco (LRT service)
3) Bandar Puteri VIVO City (No LRT service)

In 2008, RM320/sf is really setting a new benchmark in Puchong. This type of comment is quite acceptable. No one has the crystal ball, quite hard to predict the future.

Chief, how is the shops occupancy rate?
I think it is time for SPS leasing team to call on all individual shop owners to discuss on the rental price, SW's shop owners must work together, if let the situation (vacant lot) going on, it will sure give negative impact to SW as a whole, as I said earlier, to let individual shop to open one by one is definitely a wrong move, they are repeating the mistake done by Berjaya in Times Squares bout 10 years ago. I am waiting the leasing team to announce a special package i.e free rental scheme for certain period in order to boost up the tenancy rate. I do find that many NEW shop owners are very stubborn, demanding too high rental. wink.gif

SW is not a typical commercial shoplots, SPS shd make an effort to held a meeting among those shop owners, make them understand that they are indeed sitting in the same boat, if the remaining vacant lots cannot rent out, it will eventually jeopardize the interest of the existing shops as well. all will sink together. By merely organizing weekend activities isn't enough, or could turn out to be negative effect.
Times Squares is the classic failure when it was opened (only 15%-20% shops were opened), when the crowd felt that the Mall wasn't ready, they will hold on to visit the place, gradually many key tenants who had placed the deposit pulled out one by one. A real disaster! doh.gif

As usual, prospect tenants will wait for the opening of the entertainment mall, tat is the key attraction. Due to the strategical locality, the latest tat's for SW to pick up once the apts are ready. IOI alone not enough to cope with the Puchong crowd, Puchong needs at least 2 more mega shopping bazaars
