Hi all sifus,

First timer buying property.

I have a few questions here, hope you guys can help out:

My condo market value at most RM130k, but the seller renovated the house and selling at RM190k. As i know bank will only loan maximum another RM30k, which equal to total loan RM160K (correct me if i'm wrong). My monthly income now is Rm4k. Or is there any chances i can get a 'Zero Cost Moving in Loan'?

Another question is there a "renovation loan". I heard it's a personal loan which they bundle in the home loan.

I'm too new in these kind of banking and loans. I hope someone can help me with that.

Banks always factor in the legal fees and stamping duty when they offer zero moving cost and zero entry cost.

hey watch out pls check again.. if banks value is low... then the property just worth that much.. ask the seller to reduce the price.. rclxub.gif

Yea, i'm getting the valuer to check and then attack the seller. I think couple of buyers got rejected as well. Not easy for them to sell. But i do hope my loan aprroved as well la. Really like the house decor. My record was clean pray pray hard!!

Yes. Banks are supposed to remove ZEC and non-ZEC options. Actually, they just replace it with financed or non-financed so its the same anyway. You either pay the cost of fund or the banks finances it and pays for you.

This is what a lot of bankers will TELL you. but not true. There are few banks that still offer ZEC. Look around and you will find! Don't be bullied into signing with one bank who tells you no ZEC in industry.

Panel banks for this project is Public bank, RHB and Ambank.

Hi,

Some banks don't offer Zero Moving Cost/Free Moving Cost loan effective 01/11/2009.

As far as i know, HSBC, PBB still offers ZEC/FMC loan packages.

I'm also a mortgage officer. From what my CIMB friends shown me, CIMB don't offer ZEC/FMC anymore for sub-sales or re-finance. Under construction projects listed under the panel project may be offered ZEC/FMC package. They're giving Flexi-loan, interest based on daily rest.

Our Combined Monthly Income 9k
currently property loan from CIMB bank 330k (more then one years already)
just bought a new condo in BU around 485k
is there any problem to get another loan from CIMB bank or another bank?

You mean getting loan for the new condo in BU?
Do you have others loan on hand beside the CIMB 330k?
If you have no others loan, then yes, you still have chance to get the loan, provided your record is good enough too.\
