Hi:
If the property is for own stay & you're not planning to sell it or early settle the loan, you should apply for a fixed rate home loan. For long term, it's not necessary to take the risk of BLR since the current lowest fixed rate is reasonable, 4.85%p.a only! Hurry, promotion ends 30 December 2009.
However, if your property is for investing purpose, you may consider getting a flexi loan. We can help you to deal with most of the banks in Malaysia as well.

i'm looking for a 20-25 yr non-ZEC flexi commercial property loan for a shop. This is a completed property (sub-sale)

Promotion for ING Fixed Rate Home Loan :
The interest rate can be as low as 4.85%p.a for Non-ZMC & 4.99%p.a for ZMC,
depending on the property type, location, construction risk and etc.

I enquired at CIMB bank just now, the officer mentioned that ZMC is no longer available, is it true?

But other banks do have them..

Your property should be under construction unit, then you still can get ZEC from the developer panel bank.
If sub-sales i don't think still can get any offer for ZEC.

Do you aware that instead of MRTA we can choose investment link products? with price of RM 130 per month we can assured up to RM 300000 which 30 years later we can cash out probably RM 50000k!! which you might able to use the 50k to repaid the load! and at the end of the day you might able to repaid the load faster.

Even if it's not guaranteed, you will still able to get back quite a lump sum of money after 20 or 30 years. Since you already ready to spend money that you will not be getting back, why not assured the loan while investment ?( our investment is not like shares which you will lose everything) Which is better? spend more on money that you can get back or spend lesser but you cannot get any of the money back?

Basically there is 3 type of MLTA that can be use for MRTA replacement.

Type 1 MLTA with no cash value and purely for protection

Type 2 MLTA with guaranteed cash value.

Type 3 MLTA with non-guarantee cash value (normally investment link product)

Each of them have their pros and cons, so it's totally up to each individual to choose the best that suit their needs and risk.

Anyone interested to know all 3 types of MLTA or MRTA quotation, just pm me your age, tenure and sum assure needed. You can see the premium and the different for all of them in the quotation smile.gif
