QUOTE(chilskater @ May 8 2018, 11:52 PM) Financial advisor normally acah2 clients ambik loan 100k-200k for 30 yrs..besar sikit commission..hehe..1.6M-1.8M at the end of tenure..hehehe Who said like that. Yes we get commission but we serve our client from A to Z. You can ask mine. I always answer all of their question asap when they ask. As consultant or financial advisor we advice to fully the opm because u can get more profit. U can start small and end big if u know how to. Firstly, i will check how much they can apply. Than ask if they can commit or not with the installment. I will not ask them to apply big if they arent 100% sure and later become a burden. As financial advisor i also teach them about techniques available in asb financing and keep continuing serve them even after they apply the loan. Just get gud consultant to help u and inshaallah u will never regret to apply asb financing. This post has been edited by haziqnet: May 11 2018, 09:46 AM |

Hi guys, just curious.
1. Why asb loan people recommended to take long period etc; 30 years instead of 20 years. Doesn't the long period loan means you need to pay more interest? 2. If i plan to terminate my loan after 6 years, which is more profitable? 30 or 20 years? 3. My current loan interest is 5.30%. Should i terminate and reapply for a lower interest amount or just continue? Already 6 years the loan. |

Should i terminate and reapply for a lower interest amount or just continue? Already 6 years the loan. 1. With 30 yrs instalment is lower (difference in instalment is about RM250 between 30 & 20 yrs) - so with the difference one can take a higher loan amt to max out their dividend. RM250 is equal to roughly 40k-50k asb loan 2. You'll get back more surrender value (principal) when you take a shorter tenure 3. Difference in instalment between 5% (current rate) and 5.3% is about RM37 monthly assuming takaful was not taken - so imo you can actually consider to terminate and reapply for a lower interest and also to max out your asb if you haven't done so considering it's been 6 years already. How many years did you take by the way for the loan? |

If u want to have more cash in your hand sure short loan tenure will give you more because the principal value is bigger. 3. If i'm u i will terminate it and apply new loan. 6 years is already long enough. You can use the money u earn to apply max loan if u still dont. |

I have lots of free time during lunch so let me make a comparison between 20years loan vs 30years loan assuming you can only pay RM537 per month. Conclusion: longer the loan term = more profit.
ASBF 100000 | 81500 Interest Rate 5% | 5% Loan Term 30 | 20 Monthly Payment 537 | 537 ASB Dividen 6.50% | 6.50% Terminate at 60 months (Total Payment after 60 months) 32220 | 32220 Dividen 37000 | 30162 Principal 8172 | 10328 Net Profit 12952 | 8270 Terminate at 240 months (Total Payment after 240mth) 128880 | 128880 Dividen 252364 | 205677 Principal 49388 | 81500 Net Profit 172872 | 158297 This post has been edited by vondutch: May 18 2018, 02:22 PM |

LOL wut... Nice try. Now redo the calculations with the exact same 100k for both terms.ASBF 100000 | 81500 Interest Rate 5% | 5% Loan Term 30 | 20 Monthly Payment 537 | 537 ASB Dividen 6.50% | 6.50% Terminate at 60 months (Total Payment after 60 months) 32220 | 32220 Dividen 37000 | 30162 Principal 8172 | 10328 Net Profit 12952 | 8270 Terminate at 240 months (Total Payment after 240mth) 128880 | 128880 Dividen 252364 | 205677 Principal 49388 | 81500 Net Profit 172872 | 158297 |
