U must be a master investor to cry at such figures notworthy.gif . But somehow ur maths is abit mess-up.

For Ken2 RM380k which is double of Ken3 RM180k how come same d/p? And the cap appreciation of the 3 units listed is less then Ken3 (RM180k selling RM450k = 250%)

Anyway '1 man's meat is another man's poison'; Ken3 is one of my best investment

a new coat of paint by year 2018 will definitely boost up its price per square foot and before that; it's very likely that it can break RM550 psf by end of this year

your said landslide was caused by the nearby medium cost apartment, not Ken3

althru i've vested in this project but i believe the current market value still provides very attractive potential for further capital appreciation/rental growth. Please play more visits to the project/viewings and u will definitely notice the general upkeep still considered very good. I agree the exception is its external paint, but as spoken before, a new coat of paint will make a BIG change.

At current market price the rental yield is about 4% to 5%

Yah. Haha, agent told me a lot pp move out due to this.

But price still gone up. just wonder who is the buyer. No CF and got land slide issue.

the work on landslide had been done. proper wall on the river bank has been constructed. That is why price still shoot up..

whether it will happen or not in future has to be evaluated by geotechnical expert. someone has to check the constructed structure from time to time.

got CF since long long time ago...i think developer bear the repair cost for the collapse wall due to landslide

this is nice area la...mostly chinese population, walking distance to tropicana city mall and ss2 mall....multi access point to sprint highway, LDP and federal highway.
10 minutes driving distance to One U and The curve...
