hi,
may i know how long it takes to get plaster ceiling works done for only 1 floor of D/S hse? How long can the tenant move in after the work are done?
*
QUOTE(sonerin @ Sep 21 2010, 07:07 PM)
depend how big is your place. once done can move in immediately.
*
double story house maybe 20 X 70 (standard house) depend to the design of the plaster ceiling, maybe some will like fancy plaster ceiling like many round edge at the corner, l-shape box for the lightning or dome at the centre will take longer than usual. so just assume it's flush plaster will done in a two - three days. that was not including the waiting time which is follow the sales order flow first come first serve basis.

sky, kelvyn, sonerin, Skylinestar - they have to add wood plank / plywood right on top of the place of that particular thing to be installed. of course if you said install punching bag can or not or are they using the same method? no it's different coz too heavy cannot sustain the weight mah same like the ceiling fan. so how ahh? they have to install a longer hook to the ceiling before they are going to close the plaster board so the position have to ba presicely. so this can explain all ur queries. no other meaning just share some info that i know.
*
that means need to tear down the plaster ceiling to insert the plywood?

how heavy can the plaster ceiling sustain? let say i wanna hang a lamp that's about 2 kg. can i just screw the toggle bolt (with hook) to the plaster ceiling?

yes need to tear down a small portion the insert the plywood screw from the plaster board and have to reach the plywood or else no use one and patch the plaster board if your electrician is cun cun one the maybe can find some place that the lights will cover it less work to be done. normally it can support more than that if really have to said how heavy 2-20 kg also can but it depend on the size of the plywood on top the plaster, wider of course more support. where you found this pix? normally we just use plywood will do the tricks coz no need to buy that hook one.... Plywood means 1/2 inch plywood not thinnest one. hope you will get what i mean. i was not plaster contractors but in this interior biz. all this just my experience.

this is in reply to some of the earlier posts in this thread. Some of you mentioned mr liew 019 259 1378 is great , and due to that i took him for my plaster jobs. And well, its already on the 3rd month, but the job isnt 100% complete and im quite dissatisfied with the correspondences i've had with him. Before you proceed reading, I do not blame anyone for recommending anything.

His workers, mainly the wiring guy, keep on making delays, and job is til today not finished, alreayd in its 3rd month. Though i must admit that i had to put him on hold for a few weeks due to my own kitchen not being done yet, but despite that, several issues i've had with his workers.

examples. "problems" caused by his workers, as much as possible, this contractor had tried to avoid it, but upon me being stern and consistently insisting that its due to his ppl's errors that things were a problem, only then out of "defeat" did he decide to rectify the issues.

eg. expensive switches purchased, several pieces were lost, when responsibility was given to his worker, he didnt want to replace it. Luckily I still owe him money and i told him well i am going to cut it from his balance, and out of no choice did he agree, after being hardheaded. Simply does not want to be responsible and keeps pushing the blame to my other contractors.

eg, they had to drill into the concrete to put some new wiring, and upon sealing it back up, the ceiling was not smooth and you could see obvious bumps, totally ruining the surface. First of all, why not do the job once and for all nicely, instead of touching up over and over again? His wiring guy keeps giving the excuse that he had to RUSH the work as his boss (liew) was calling him to go elsewhere. Again, this wiring guy came and did the touching up job, YET, its not done well.. Then finally Mr.Liew's plastering guy came and checked the ceiling and he agreed that it was a problem, and just now i got a call from mr. Liew and he mentioned that he will CHARGE me additional for fixing that. First of all, his own workers caused the ceiling to be not smooth, and now he wants to additionally charge, bullshit.

Also, I've paid promptly upon request, yet, this happens, so after my 2nd large payment, ive purposely decided to not pay fully since I bet if i pay fully, the job will not be complete and they might not show up.

Good contractors are really hard to find. Besides, this plaster job cost me a bomb and it was pretty cutthroat, ACCORDING TO HIS OWN WORKER.
I've also had a visit from another contractor (for my kitchen) who used to previously do plastering work, he mentioned that this Liew's work is not that fine. I think i would rather believe him as his work for my kitchen was fantastic.

Cheers.

On this plaster ceiling topic, could I actually fix the ceiling fan when the plaster ceiling is done. Buying a subsale unit and the living room is covered with plaster ceiling already.

Guys,

Anyone done reno so far? Was quoted by one contractor on the main door grill to be RM800. Would like to have a few quotations for comparison...

there is a fully renovated on A-22-05

is it the ID showroom? package is kinda ridiculous... RM18k for basic, RM28k for plaster ceiling and some stuff... RM60k for complete makeover...

i think there's a contractor doing the grilles for RM750... thin chinese uncle...
If your plaster ceiling is damaged due to a leak from above unit(s), who will pay for the damage? If no leak, then no problem.

You're right. Makes me re-think if i should be doing the plaster ceiling now, since I am renting out.
Btw plaster ceilings are outdated already.

so , what kind of ceiling used up to date ?

If you just wanted to do plaster ceiling for your house, basicly double stories house was just take about a week to done the ceiling work. But recommend to paint the ceiling after plaster ceiling done.

Just before your plaster ceiling start, you have to tell your contractor where is the place that have ceiling fan and hanging light, because this 2 thing is a bit heavy, so they have to add in support for this 2 thing, but if you already done and want to do it after that, then u have to open your ceiling to add in support, but that make sure the wiring is done before this, if not, then you got to open more place to add in the wiring work.

Well some people do create nicks to promote themselves, if you get what i mean. Only choose those opinions by senior members and above. Take it as a lesson and move on.

@Drian, yeah i do realise that now, can't believe my naivity got the better of me. Shall never make that mistake again.

TIl today, my plaster works + wiring is not 100% finished. Liew's workers forgot to put a manhole in both the toilets, and the wiring job still has problems, ie, one of my fans not working. Absolutely frustrating. Can't get in touch with his wireman (who never keeps his promises on his appointments ith me).

Well, this is one lesson I will not forget.

I just wanted to share this experience here so that nobody else makes a mistake like i did.

Cheers guys.
