If without extension of house, just internal renovation, hacking, breaking down walls and recontructing new walls, do we need dbkl approval?

for downlight there is another shop facing tesco puchong on the left. i forgot the name of the shop but the package with phillips bulb is quite cheap.

for alpha e-lite fan, house lighting quoted Rm315, this shop quoted Rm310 but this shop doesn't carry many models

for kitchen & bathroom stuff, there is a shop called paramax facing giant puchong. i thought i got a good deal from GBH subang, but this shop is selling cheaper.

beware as there are many Philips imitation bulbs around. i usually use Osram or GE to prevent this imitation issue.

I had a fair share with the authoritative money leeching fellas. If my memory serves me rightly, the extension beyond a few feet (externally) is deemed in need for approval. Yu wouldn't want your neighbour's drainage to be blocked, do yu?

Renovation can be more than staggering RM100K. No kidding. It's big buckaroos business. Anyway, anyone knows those Aluminium/Stainless Steel Gate costs (approximation will suffice)? Measurement will be 5metres (horizontal) x 4 metres (vertical).

Gonna do some minor renovation with my Ipoh home.

still cheap. certain items 50% cheaper than normal lighting shops. i found out the hard way

where can i source for cheap GE energy saving bulbs? house of lightings quoted about Rm10 for a 18W (u type). some one told me GE type is a slow warm startup and therefore lifespan is longer

I start my simple renovation, here is the quote from contractor, is it reasonable? (around Seri Kembangan, Selangor)

1) A Brickwall (7' x 10') with aluminium casment window (4'x4') and iron plate door (3'x7')
= RM 1,700

2) Full height tiles for the brickwall above
= RM 700

3) L shape Concrete table with 2'x2' Black-gold polished tiles for wet kitchen (7' + 10')
= RM 1,870

4) Backyard (22'x5') replace new tiles (1'x1') + Cement the grass area (12'x5')
= RM 1,050 + RM 400

Your costing seems about right.
FYI item 8, polycarbonate pergola cost with steel framework is about RM16 psf so i assume the rest of the cost is from the fencing.

Yes, the rest is for the iron fencing cost plus labour.

The contractor did issue an official agreement order with above itemized. I had already paid the 1st 30% with receipt issued. The progress so far already includes all wiring works, L Box Plaster, Brickwall full height tiles (all done within 1 week).....

As you mentioned, there might be some overbudget later (I must becareful) because the contractor never quote me for the lighting and ceiling fan installation cost. He asked to direct deal with his wiring man...he just get some 'kopi' money from the wiring man....

Hmmmm...not sure what the cost will be for lighting and fan installation? I heard the contractor said lighting range RM 7 to RM 10 depends on the light model (if those costly crystal light will definately expensive)....install 1 ceiling fan about RM20 (all the wiring already done by developer).

The price for installation is alright, standard 1.The fan u can try install on your own, it's very easy.

You could always ask another contractor to quote.. ask atleast another 2, and interview them how they do thier works that will help you make a better decision not only base on figures.

Generally 1 to 5 you could still get some discount.. not sure the design..sometime the design involved will cost more.

Item 6 & 7 & 1 (iron door) you should ask iron grill guy to quote u directly if use MS steel, it should be very cheap.

Item 8 I am not sure..did not ask price b4.

Item 9.. I feel abit expensive.. few months back I ask a plaster ceiling contractor while he is renovating, he told me if got volume , he will charge me rm5/sf. you should ask a plaster ceiling guy to do the job if you got alot of plaster ceiling to work out. I once saw a banner in PJ.. flat plaster ceiling only cost 3.XX/sf.

Item 10 reasonable.

Item 11 no idea, I did ask contractor on painting whole double storey internal he said Material (ICI commercial paint) + labour RM3000.

My selection criteria is choose a reliable contractor then negotiate for a reasonable price.
