I start my simple renovation, here is the quote from contractor, is it reasonable? (around Seri Kembangan, Selangor)

1) A Brickwall (7' x 10') with aluminium casment window (4'x4') and iron plate door (3'x7')
= RM 1,700

2) Full height tiles for the brickwall above
= RM 700

3) L shape Concrete table with 2'x2' Black-gold polished tiles for wet kitchen (7' + 10')
= RM 1,870

4) Backyard (22'x5') replace new tiles (1'x1') + Cement the grass area (12'x5')
= RM 1,050 + RM 400

5) Car Poach replace grass area with Tiles (1'x15') and Oval Shape Stones (2'x15') includes cement
= RM 800

6) Whole house iron grill (5 windows(5'x4'), 2 toilet windows (2'x4'), 1 main entrance wooden door(7'x5'), 1 main entrace glass door(7'x10'))
= RM 2,790

7) Main iron gate cutting&install a small iron door
= RM 300

8) Backyard skylight (Poly) 7'x22' with fensing grill rising up 3'x30'
= RM 3,380

9) L Box Plaster Ceiling Board 62'
= RM 1,880

10) Wiring works:
8 x Power Points = RM 600 (only 1 is installed beside existing one, the rest 7 is totally out of order...)
11 x Light Points for L Box Plaster Ceiling = RM 750
1 x Heater Point = RM 180

11) Paint works (not include paints):
Special skim coat material (hard and no crack) for dining/living wall (22'x25') = RM 1,500
Painting labour cost internal only (double storey) = RM 1,500

Total = RM 19,400

Yes, the rest is for the iron fencing cost plus labour.

The contractor did issue an official agreement order with above itemized. I had already paid the 1st 30% with receipt issued. The progress so far already includes all wiring works, L Box Plaster, Brickwall full height tiles (all done within 1 week).....

As you mentioned, there might be some overbudget later (I must becareful) because the contractor never quote me for the lighting and ceiling fan installation cost. He asked to direct deal with his wiring man...he just get some 'kopi' money from the wiring man....

Hmmmm...not sure what the cost will be for lighting and fan installation? I heard the contractor said lighting range RM 7 to RM 10 depends on the light model (if those costly crystal light will definately expensive)....install 1 ceiling fan about RM20 (all the wiring already done by developer).
