Penang langs..

Gurney Drive vs Heritage shop houses in Georgetown core zone.

Which has more potential? I realised not all lanes in core zone have the potential despite the gov is really trying to uplift the area by building trams etc. Given the price of an average of 2mil for a 2k sq ft shop houses, the rental is hovering around 3.5k to 4k a month only. It's better to rent and do biz here than owning one shop house and run a biz.

Where as for gurney drive, clearly there are no shop houses besides heritage bungalows that cost ten of millions. I know the gov has reclaimed the land there and call it gurney wharf. What are the upcoming projects or any 2k sq ft heritage shops for sale? What is the game play for gurney drive? Let just leave out bangkok lane as these heritage shop houses are all belong to a trust and not for sale.

Eco Bloom, a mixed residential-commercial development located on a 4.8-acre land within Eco Meadows, would be launched by the middle of this year, with a targeted mid-2019 completion.

It will have 490 condominiums in a 33-storey block. They are sized at 800, 900 and 1,100sq ft, with either two or three bedrooms. Priced below RM400,000, they will be among the most affordable and lowest priced properties of its kind.

There are 23 double-storey shoplots on the first two podium levels, sized at 22ft x 60ft for the lower ones and 22ft x 68ft for those on the upper level.

Facing Eco Bloom’s commercial lots will be the 23,000sq ft Bloom Garden for al fresco dining and residents’ leisure needs.

Proposed golf course gets in the way of Eco Marina devt

A proposed golf course at the planned Eco Marina in Batu Kawan in Penang state has got in the way as the acerage required will impact the viability of the multi-billion ringgit mixed development project. Eco World Development Bhd and Penang Development Corporation have agreed to rescind the letter of award which involved the proposed development of about 449.64 acres of leasehold land at Bandar Cassia, Batu Kawan in Seberang Perai Selatan.

Anyone been to Ecoworld Terrance at Paya Terubong? Any thoughts on the project especially selling at 900 psf?

slowly going to be the worst property project i've seen in a long long time...have you been to the actual location itself? do you know that just across the main road of this place, the other side of the road, you have an abandoned project and with lots of low cost flats and partially abandoned flats as well?

so what the developer is saying is....if you have one main road....one side of the road consist of all the low cost flats and abandoned project building and then you walk across the road and suddenly the location and area become like a 900psf place?

I have nothing against the developer, but I really cannot believe still got people who will buy this project...you better pray no landslide also... and also if you want to use the relau hill road, hopefully no vehicle breakdown also la...

you might as well go and buy some other condos nearby at farlim area, afterall, this place is near no where....far from everything...

I visited the site yesterday and the day before yesterday. I can see the low cost flats directly opposite Ecoworld Terrace and a Sunway shopping mall down the road.

The plus site of the project is low density.

I understand there is a new access road to Bukit Gambir to be completed in year 2018.

The only complain I have is the pricing. RM900 psf for that area is way too expensive. You pay the price only for the low density and brand of Ecoworld.

I think there is a new project in Bukit Gambir Arte S? It is also selling RM800 psf?

Penang prices are really crazy. ranting.gif

News from the Edge today....this Penang developer looks like doing very well...reported take-up rate this year better than last year wor....no market collaspe in Penang I guess...what about in KV?....from the news I read so far....maybe a bit slow down but no collaspe also....Like in Penang I think.

just went to the ferringhi 2 soft launch today. it looks pretty good but i do have some concerns if condos there can sell.
price about rm600 psf

Looks like it is quite far deep into Feringghi area... you might as well consider tanjung tokong area? Your working place etc nearby? Else prepare for long commute....

600psf seems about right for that area, but depends on whether you are buying for own stay or investment. Unless you work nearby, commuting in and out could be a problem, but it is an ideal place for expats and retirees
