Good day penang boys. From what i have studied is that the heritage shops in penang core heritage site hovers around 1.8mil for 2000 sq ft. May I know if the prices have inflated a lot over the years for the past 5 years? And are there a lot for sales/rent now? Thanks guys.

QUOTE(shagalot @ Mar 30 2016, 09:42 PM) It is now RM1k/sqft. Sales not sure, but rent yes, now got mushroom of cafes in the georgetown area, and some are really good... So let's say if you are gonna buy a shop in the core heritage area; does it make any difference as compared to the heritage shop in love lane vs queen Street etc? Does one in a street is better than the other 5 to 10 mins walk away? They all look the same to me.

QUOTE(shagalot @ Mar 31 2016, 03:23 PM) Yes, it makes a lot of difference, Love Lane is full of tourist, you go at night, its buzzing with tourist... a few st down at Jln Pintal Tali, its more quiet, there was a cafe there at a corner, not sure if now still open... This is now, things change all the time. Love Ln was also quiet 5yrs back, it only now getting more foot traffic due to the bars, boutique hotels and cafes there. I would get a commie here in penang for the same price I pay in kl.

Can the heritage houses be used for businesses? I realised that there are a lot of heritage houses for sale instead of shops. I am referring to the core zone. Tq

Penang langs..
Gurney Drive vs Heritage shop houses in Georgetown core zone.
Which has more potential? I realised not all lanes in core zone have the potential despite the gov is really trying to uplift the area by building trams etc. Given the price of an average of 2mil for a 2k sq ft shop houses, the rental is hovering around 3.5k to 4k a month only. It's better to rent and do biz here than owning one shop house and run a biz.
Where as for gurney drive, clearly there are no shop houses besides heritage bungalows that cost ten of millions. I know the gov has reclaimed the land there and call it gurney wharf. What are the upcoming projects or any 2k sq ft heritage shops for sale? What is the game play for gurney drive? Let just leave out bangkok lane as these heritage shop houses are all belong to a trust and not for sale.
