Villa emas quite near the bayan lepas area.
You can rent to factory workers, some of them out of state smile.gif

I recall doing a survey awhile back.
RM1500 rent price but this listing has since been taken off.
Not sure if they successfully done it.
If it has refurbished, the rent price might go a bit higher nod.gif

I saw at mudah it cost RM1100 - RM1200 per month
maybe that one is not furnished

According to analysis from propwall.com, the whole area stinks especially during low tide .

Its a very small apartment built on reclaimed land, just 850sqft , so the price is exorbitant . I heard lots of foreign workers myanmar, bangla etc stay in the area , especially putra place apartment .

For own stay, I won't buy it at the moment because there are still nothing around the place and not sure how it turn out. I see more cons and pros at the moment.

1) Nice concept and good looking
2) Sea view but the view is not so good compare to upcoming Penang World City.
3) Too near to highway (Some people okay with this)

I see people selling at RM900K, for the money I'll go for landed. I hate to wait for elevator during peak hour and walk some distance to get my car. People visit also a hassle. For investment, very hard to say because how many people can buy near 1M property?

agreed.

i visit my friend staying in PP. very smelly... i think because the river in front.... so i guess villa emas also stinky too

its also a foreigners paradise.... dont know why the management cannot curbe this issue. not only that, the wormanshp is like cheap flat...

toilet tiles all damaged.,,,,, for a condo of 5 yrs already this problem....

If you want affordable landed house and don't mind leasehold of around 70years then you can try look in bkt gedung or bayan baru single/double storey terrace (not cluster house). I bought a unit at 360K 3mths ago (mudah.my listed 420K-430K). It might look old but after reno things will be different.

At first, I plan to buy a 2nd hand apartment around 400K but most of it got this issue:

1) 1 carpark (maybe 1+1)
2) High maintenance fee (swimming poor not clean enough)
3) High density (rush hour nightmare waiting for lift and traffic issue)
4) People visit a hassle
5) Master room is small, 2nd room even smaller, 3rd room no need to say.

New 1100sqft condo:

1) 450K-500K (not include reno + gangster contractor issue)
2) High maintenance fee
3) Mostly 2CP (expensive CP)
4) Unknown house quality, environment, occupancy
5) High density (rush hour nightmare waiting for lift and traffic issue)
6) People visit a hassle
7) Master room is small, 2nd room even smaller, 3rd room no need to say.

Agree... but i heard it was a steal when it was initially launched.. not sure how much was it and the fact that its freehold given its a condo.. but that's what i have heard of so far about the Light.

Then i guess really the popular one for investment would be University Plaza - cater for both students and working professionals! Good for own stay too from what i see

during launch, if i remembered correctly, they only open to bulk buyers... 3 units at one time... RM500k per unit...

of course if you sell at RM900k now, it looks like a steal... smile.gif

problem is you need capital to hop onto the boat.... i don't have the money also to buy 3 units and hard to find other ppl to share as well....

the rich gets richer!
