Yes Rental yield in Penang is extremely bad... you can only look for capital gains in Penang.

I personally bought 2 houses there and already convert to student hostel 1 with 8 rooms and 1 with 10 rooms. Guess what, I am making about RM500 a month after paying the installments.

btw how much is ur reno cost to convert it ito student hostel?

Yeah, I also knew quite a few businessmen who flea their b'glos, semi-d & switch to condos.

To avoid creditors from knocking on their doors directly.

Priced at 288psf and 2 free car park. Two sizes available 1261sf and 1322sf.

Comprises of commercial lots at the bottom.

Two blocks have been launched earlier with 238psf and 265psf in June 2010.

Developer is GSV Development Sdn Bhd. Project managed by Paramount Projects Sdn Bhd (Anyone know what does it mean by managed by? GSV is new developer, no track record but Paramount is good)

Developer bearing interest during construction.

Still worth to buy?

Golden Triangle ........my fren just brought 1 unit ......from my opinion that location is terrible. To get to the condo, you need to pass thru the terrible traffic light .......always jam everyday none stop ...

I dont see why is that place a good location at all ..... unless someone plans to do something about the trafic going into that area

Elit is three block of new condo residence built on top of a shopping mall...Much like Penang Time Square. Area ranging btwn 1465-1710 sqft. Location wise pretty good, nearby new town of Bayan Baru. However the price of 400k does not justify a buy. Just my 2 cents. icon_rolleyes.gif

Anyone knows what to look for when refurbishing an old house? Leaking roof? What else?
Also, any idea on how much it generally cost for refurbishing?

reinforce concrete if needed
redo electric wiring and plumbing if more than 10 years already for your own safety
white ant? termite

basically those are hte basic one. Not that expensive, I would say if no reno is needed, only <10k is needed for all the above.

This explain why some of the double storey house is renovated like *$&*#$

I have a friend, his dad bought a DST at 600k, but spent > 1 Mil on renovation.

That's to avoid somebody knocking on the door......and the reason we all know...haha

Really? That seems to be a fair price. But can you go into the details a bit?
Leaking roof: The repair you meant is that they seek out the faulty part of the roof and repair it or replace everything?
Reinforced concrete: How to know if needed?
Wiring, Piping: Again, tear out all the old ones and replaced with new?
Termites: Replace wooden part of the house? Or putting in the preventive measures?

Seems like quite a lot for below 10K....

Initial quotation for renovation are just a ruse to secure the job. Better you get a few quotes with detail spec & scope of the work.

That area is very congested...but better you come and see for yourself its surrounding and Feng Shui.

BTW there is an up coming
PENANG INTERNATIONAL PROPERTY EXPO 2011 at Penang International Sport Arena (PISA).
Date is March 18 to 20, 2011.
