ya. i like the concept very much too. the show-house is ready for viewing now, looks great!!
i bought a unit there as well. don't worry about the 20k rebate, it's just a gimmick.
when i bought in phase I, they said there will be this 20k rebate, and my purchase price is 355k.
now the 20k rebate promotion is over, and the price is 363k。

maintenance fee is really cheap. only RM90 + RM9 sinking fund. i hope that will be enough to maintain the gym, swimming pool, and the backyard garden.

but one worry though, there are season where the flies will come in a large (really large) swarm due to the nearby chicken farm.
i hope the developer or the authority will do sth about it.

good news is there is a proposal to buy a new SMJK at tasek, which is about 10mins away from pearl garden.

As my friend told me on Pearl Garden, Then I have a look on it. I like the concept and design very much but my salary is low can buy it. I like the stair at the side, actually it will make living room bigger than house's stairs in the middle...this kind of house is my dream house.

Moreover, upstair there is no family living room. Is very good because all 3 rooms will be bigger and spacious..I ask for developer, only left 2 units for 1st phase.. 2nd phase will increase 10-20%....and will be no more 20k rebate...

Somemore maintaince with sinking fund is low...compare with other gated community house in other places...

it's true that the price has increased quite substantially. i brought a friend to the sales office today.
he is interested to get a semi-d. the price is now 370K+ for phase I; as opposed to the 355K during soft launch.

for those who are interested in the properties in seberang perai selatan, tambun indah has a new gated project (Pearl Villa) with clubhouse facilities next to their current Pearl Garden project:

I don't think that's possible. Semi-D in Juru / Butterworth / Bukit Mertajam are around this price though.

So I think your budget can afford a second-hand terrace house in Nibong Tebal.

But I don't have any 'kang tao' Good Luck

the pearl villa project was open for registration for few months already. heard that sales is good....

or do u mean another new phase for the pearl villa?

price has increased a lot since phase 1 (pearl garden) which was initially priced at 228k (terrace) and 348k (semi-d) if not mistaken.

Quite a reputable developer in Penang, no worry of abandoned projects. Their projects are all completed on time, and some earlier than the time frame.

It is currently very aggressive with new projects in Penang, especially in the Mainland.

Many ongoing and upcoming projects, Pearl Garden, Pearl Villas, Impian Residence, Dahlia Park, Carissa, Capri Park, Tanjung Heights.......

I bought a unit at their Pearl Garden project, quite happy with the progress so far, should be able to get OC by end of this year (1 year in advance).

But I can't comment on their after sales service such as defects correction yet.....

Phase 1 has completed if not mistaken. you can check out the quality there.....

price is over 300k already.... house price in alma and simpang ampat has been increasing.......

ya, quite overpriced..... but some may prefer a semi-d layout despite the price

Non-bumi lots should still available for Pearl Villas. Not sure about Pearl Garden.
