 Bukit OUG Condo, Any information?

I moved in 2 weeks already. So far so good...the 2nd day I stay at there I saw the swimming pool close for maintenance by
management & the lift also got people come to service. Just feel that there are too many people from Middle East depend to
other places. There are also very strict security, because if people come in delivery, but you don't have the management applications, then it is not allowed to enter the condo.

About the bank loan~anything run smooth, still don't facing any problem. I applied the loan from 4 banks (Public Bank, RHB,
HLB & CIMB) 3 of them also approved it, just left HLB didn't approve my housing loan for this condo~Finally I accepted RHB
offer reason of they can give me BLR-2. Others bank just offered me BLR-1.8/9 only. Last Saturday just went to bank legal
firm signed my loan agreement. Now waiting bank lawyer send the confirmation letter to my lawyer.

Now the problem is Strata Title...because this condo until now still don't have strata title. But my lawyer told me the High Court
just ratify the other developer to take over the condo. So, can call to them to chase them about the strata title. These maybe
have spend sometime...

I quite like this light but I think will waste a lot of power energy...bcause open the 7 light bulb at the same time... rclxub.gif

RHB offered me is a Zero Moving Cost Package
"but"...the term in the offer letter got list down the bank
just will cover 1.5% legal fee for the loan amount only

after I discussed with my lawyer, he told maybe I have to
spend about RM700 - RM900+ only after the bank paid the 1.5%
after consideration, I think is still can accept. So, I took RHB loan.

Hi, I just bought a unit here & have been staying here for more than 3 months, so far I have no problem with staying here, I like it quite a bit as it's quiet, serene & it's worth the price. I bought it with MYR125K for a 1222 sq feet, it has got kitchen cabinet, study room cabinets, bedroom cabinet in the master bed room as well as the second room. I got my loan from public bank & it took me around 6 months or so to complete the purchase with loan approved. The lawyer told me it's normal for second hand house. I'd not parked my car outside of the compound so I can't comment on that. For now, I'm quite happy with the place.

This condo really big sf with cheap price but location really very deep but my friend told me that area just open one road to access Puchong, not so sure, check yourself pls.

Without car, pls dun buy this condo cos not so convenient to get any public transport. (cos i need take public transport)

One of my supplier get 1200sf house at RM110k

Above just my own opinion and i just watch this condo outside and never step inner part. smile.gif

They are 3 way out. Only 1 bus available every 30min to OKR.

Izit actually each 3 floor house equals to 2 different units?
I got confuse with upper and lower unit..
Lgpun 1680sf cant be the whole 3 floor house rite?

just now heard my neighbour said LRT station will build at near Nathan's Corner there. The Star Newspaper got posted last two weeks. Is it true?
I just know will build at Bukit OUG only~~~

The line extend from Sri Petaling station, to the land beside Taman Esplanade and cross to OUG height, than to bandar bukit jalil, kinrara, ........

is freehold but still no strata title~
anyway the new 2nd JMB has been assigned
somebody to handle this problem~

Hi all, actually i'm looking forward to buy a unit in Bukit OUG too...
But just now, when i google i found a new shown below:
Found murdered on 16th floor of the Bukit OUG condominiums

This is not garage sales la. Bukit OUG condo are easy to get. Do a search on Star classified or other useful sell/rental website rather than waiting for someone to spoonfeed you.

This happen at the new block ... if not mistaken is block 12 or 13... one mad guy murder his wife
multiple slash and stab till death.. but anyway.. this OUG condo is not a good investment especially
high turnover of the Mgmt bodies, badly maintained lift system, garbage disposal, landscaping,
sport centre..the gym like those in cowboy town....

1) Incident 10/05/2010 ... The JMB newly implemented a car access system for car park. My unit block 10 are entitle for a car park.. but yesterday at 9.00p.m I was not allowed to enter beyond the guard house despite having valid non expired parking sticker because I
left my access card at home. The Mgmt people are standing at the guard hse and instruct not to open the gate. When i show them the car park sticker they demand for the card access & I told them that I left the card at home & i'm resident.. the mgmt staff told me to park outside, walk in, get the card.. and the way they answer wah lao yeh..
I have to walk all the way in to get the card .. go back to the guard house and show them in order to gain access... the funny thing is at the same time plenty of motorbike going in & out without being question or stop.... hahaha...

2) This happen last month when i collect my card access.. the mgmt demand a fees to be paid .. ok I agree to pay rm50.00 for the card but wait they still demand an additional RM50.00 as deposit.. so I question the mgmt .. i bought this card at RM50.00 and now the card is belong to me.. why I still need to pay deposit..???? If the card is on loan to me and they demand a deposit to be paid.. it fair but now they ask to buy the card and pay deposit.. seem not the right theory... The building manager Mr. Lim look blank and cant answer me.... and guess what he ask me to talk softly to avoid other resident over heard it.... I can't do anything but pay the mgmt RM100.00.... FYI this is the 3rd time I paid deposit for car park.. the previous 2 deposit is burn due to change of Mgmt ... I wonder how many more time that i need to pay in future if i continue to stay here.

3) Another contribution factor of the cheap resale value is ... most of the first batch owner like myself choose to leave because the facilities are poorly managed.... especially the water from the water tap are disaster.... smell terrible and yellowish all the time... now plenty of
middleeast, negro, indon move in the condo due to cheap rental.

4) The burglar rate are increasing high .... my neighbour get robbed last month in the morning at 8.30a.m.... imagine the mgmt are only good at stopping resident from enter to their house but those unknown people are ridding motorbike in and out without being question.

5) Most of the resident are force to park their car outside the condo due
to unwilling to pay for so many time of deposit and treatment they get.
this give plenty oppurtunity to car break in , get scrathes.. etc...

Well nightmare...

My comment are just my experience staying at this OUG condo. I am not writing to scared you guy away who decided to stay there. Anyway good luck.
