5-6 years back I think it was the right time to go into this particular area (when the launch of Twin Tower Residence & Veranda Residence, the chinese developer back then is also selling at a ridiculous price as well lol).I personally think the market there is FOMO now. Delusional price. For that psf why not get something equal or maybe even cheaper in KL with better rental return?

Those new condos near CIQ, due to the high prices owners most likely won't be able to cover installments by rental income.
Is it still a wise move to buy if one aims for capital appreciation? I don't think so, as I am biased towards landed properties. Opinions?

Yes, many CIQ/RTS property buyers are Singaporean or malaysians working in Singapore... S$200k property is probably cheaper than a car they paid...

Yes, if you work in Singapore and it makes sense to stay in JB and travel daily then go ahead. My guess is the instalment for the condo after conversion is cheaper than room rental in SG. But for investors, your have been WARNED by many forummers here. If things go south, BLAME only yourselves. No need blame developer, SG govt, MY govt, RTS, CIQ, agent, friend, family etc.

Point Explanation
--------------------
Living in JB while working in SG Okay if practical and commuting is manageable
Cost comparison Condo mortgage after conversion may be cheaper than renting a room in SG
Investment warning Many forumers have cautioned about risks of investing in JB custom condo property
Responsibility If investment fails, you are fully responsible; don’t blame condo developer, SG/MY govt, RTS / Sg CIQ/JB ciq , bus company, property agents, or family/friends

JOHOR BAHRU: Over 10,700 people in Johor have been evacuated as of Friday (Mar 21) due to floods that also caused massive traffic congestion in the Johor Bahru city centre.

“The victims from 3,018 families have been sent to temporary flood relief centres,” Johor's Disaster Management Committee said in a statement on Friday (Mar 21) morning.

I really hope MBJB and MBIP and other government agencies can do something on jb drainage network (leading to floods).....

Now august

March incident is so horrible
