Last week I was in Wong Ah Fook area on a weekday. Only 1 area got public carpark. The rest park haphazardly. Bandaraya tow trucks very busy. Cannot imagine when all these 30 condos up and RTS fully opened.
What JB need is a internal transport system buses or lrt.

Actually, they still have many unsold condo blocks from the COVID-19 period until now.


They are smart — about every 6 months, they release two or three blocks to the market (which were already completed in 2019).


Each time, the price increases a little.

In total, there are 35 condo projects in the JB Customs area, including Tanjung Puteri (R &F Princess cove), Larkin, JB town, Taman Abad, Taman Pelangi, and Kebun Teh.

Maybe Stulang Laut’s The Zon Mall will be demolished and turned into a new condo project as well !

I turned right to the carpark along Jalan Trus after PBB Bank. This carpark uses TnG payment. Do you want a map to this carpark?
Was there on Monday 11.00am eating at Hua Mui restaurant before walking over to Hiap Joo bakery. tongue.gif

When tat happens and executed effectively, rental demands for the 30 or so new condo plus existing condos near ciq or RTS will drop. Honestly, I wouldn't want to stay at tat area unless I am single.

But Malaysia Boleh punya execution and maintenance of public infrastructure, you know I know lah. So, those owners n buyers of ciq/RTS condo units, need not worry for now.

When those units start to empty, lelong will coming...

Rental market will be spoiled also

To me, that real golden-ticket ship has sailed since 2022. Now it's all FOMO. Whoever entry at a wrong price now, will be a cut-throat loss in 5 to 10 years time. But it's good to know by then maybe we could have some good deal or fetch some lelongs mega_shok.gif
