I estimated rental only 2500 only, but installment around 3000 + Maintenance fee 200 = RM 3200, so is Rental Lose Game...

Yes, JB due to RTS, the Price is increase quite a lot. the game is change really.

now even near the JB Mid Valley they also selling 8xx to 9xx per sqft, Near Pelangi also same price, but the rental yield in JB not really good as KL.

They don’t even need to spend RM1 million — just RM500,000 is enough to qualify, isn’t it?

If u said JB Custom condo which able to walking to Custom then the answer is YES, still got people buying, do you know why, because Most Malaysian Worker is Single PR, cant buy house in SG, and their work place is near Custom or they have car pool straight go inside the Singapore near their work place.

Skudai Not Nice, Bukit Indah ok, if want buy Landed better go for Near 2nd Link, the demand more higher or go for Near Mount Austin Area. Skudai not much Demand for rental and buyer.

Another big news to johorean

is that the KTM train service from Johor Bahru to Woodlands will stop by June 30, 2027 (if the RTS opens on January 1, 2027).



Can a roof shutter be built to allow all pedestrians from JB Sentral KTM tunnel new custom (if you take KTM train at Jb sentral before then you know what I means) to walk into Singapore Woodlands Train Chekpoint and vice versa after June 30,2027?

5-6 years back I think it was the right time to go into this particular area (when the launch of Twin Tower Residence & Veranda Residence, the chinese developer back then is also selling at a ridiculous price as well lol).I personally think the market there is FOMO now. Delusional price. For that psf why not get something equal or maybe even cheaper in KL with better rental return?
