If you are talking about driving, I think you shouldn't put cyberjaya in that group. From cyberjaya can get on MEX and not sure how is it not easy. 😂

ERL is too expensive for daily use. I used to lived in Tamarind and work in KLCC and it killing my pocket 😂

Now i live in Bandar Tek Semenyih and MRT with my50 pass is better for the budget. I also have KTM Komuter for alternative.

The key word is plenty of options.

Driving wise both Cyberjaya and my current home is 30km++ from my current workplace in KLCC but if I still live Cyberjaya I need to use MEX highway which is damn crazy jam everytime even in saturday. And there is no other viable good alternative for me to run away

From semenyih i have plenty of options, using Cheras highway which practically toll free, the SILK highway, SUKE or even PLUS highway .. and EKVE (20++minute KLCC) opening soon… jam in those highway of course but you have many options to play around depending on your time and budget…. which Cyberjaya cant offer

Still doing my research to see what the average is. What new landed projects are there in your radar that I can take a look?

I would prefer non-strata guarded as well.

In the end might settle for gated and guarded old project. Found some in kota damansara in the 1m to 1.5m range but of course need to take into account reno as well.

If you are looking at Kota Damansara area, then I suggest you hold awhile. Unless you are in a hurry.

Well, good for you that you able to save more. It's just preference on which works best for you.

I used to live in Puchong (the golden mile) area. It's a very convenient area, even walking distance to LRT.. but somehow I prefer Cyberjaya biggrin.gif

It's so nice to be able to get most of the shopping, groceries and occasional dining out without heavy traffic, life is so much calmer and comfortable here in Cyberjaya. Yet there are still nice grocers and cafes around, which to me feels like having the city offerings but in a more laid back environment. That's quality to me. Occasionally I go to KL on weekends and rarely face heavy traffic. Even if there is, its just slow moving from Bukit Jalil to Kuchai area.

Since this is a forum for PB, back to topic....I'm interested to see how it will change the landscape of Cyberjaya. PB's land is separated by Lingkaran Purajaya from other part of Cyberjaya, so it might feel like isolated on it's own and not part of Cyberjaya.

However, its a strategic location which is easily accessible from Lingkaran Putrajaya (ELITE) and just next to MEX.

Anyway, new landed properties around including leasehold Puchong or Cyber Valley already around these price
2 storey terrace 1.0 mil
3 storey terrace 1.3 mil

Not in a rush. Merely surveying the opportunities at the moment. Just got a property in Subang area but condo 2br 2bath. Maybe 5 to 7 years down the line might opt for landed so also looking out for new launches.

Social activity in the sense of hobby groups, climbing, dance, etc a lot of it are happening in the city area, TTDI, Hartamas, PJ, Subang, Bangsar. Not to mention your other friends probably staying in closer proximity to the city centre due to economic opportunities no? Unless also in the aviation industry.

If you're talking about aviation industry means closer to KLIA/KLIA2, I briefly checked and found a couple Warisan Puteri Sepang, Saujana KLIA. There are probably more but you get my point. But again to each their own la. Just merely my opinion from my own POV.

Probably this is an USP of their township if PCB managed to make some name in the end. I always love the development landscape of Cyberjaya with this kind of "township in an township" concept which you can't find it at other places else.

Too bad not many ppl appreciate it 😔

Not right or wrong if you choose to stay closing with your circle of friend which close to town for the convenience of social activity.

As far as I understand, high paying aviation industry only exist at KLIA instead of SUBANG airport (please correct me if I m wrong) and those area you mentioned are consider 2nd tier accomodation housing area compared to Cyberjaya and you hardly find an high income earners like engineers /pilot /senior management ppl staying there when they can afford at Cyberjaya landed property due to vibrancy of the township

This location had been an controversial topic since the past decade which I don't denied it

Well,At this moment I would foreseen Cyberjaya is an good location of own stay instead of investment. According to PCB website the selling price of PCB should be from 1.3mil onwards

Boss,
If you read the earlier post and refer to the master plan, likely persiaran semarak api will be extended into PCB. Access from Lingkaran Putrajaya is also planned.

Another possible access is from Lotus Bukit Puchong and Taylor's International School both about 5km away only.

I Not familiar about nilai spring area but no doubt Bandar enstek was an nice planning township too

However if given an choice I would prefer an Selangor address instead negeri sembilan address lol 😂
