Tis baru incentive ma. The 1st batch buyers in botanika should be classified as pure new comers or simply repeat buyers under ppsb

I strongly reckon those who bot into the 1st dpc projects and stil holding those units are the real legends.

This place so far from city, only close to KLIA and Mitsui outlet.

All the sifu can share why buy this property besides the parkcity brand and town planning?

It depends what you are looking for and places you usually go...
Far or close depends on individuals needs and circle of places they go..
It may be far for you but it could be close to me and vice versa....

You also need to see what's your requirement and can this development meet your requirements ...
Each individual has different requirements and rank them differently, mine won't be the same as your and yours won't be the same as mine....

That's true, maybe it's not for everyone. If want to look at it from POV of investment since DESA PARKCITY is pretty much a unicorn in the real estate industry then probably might want to stay far away.

actually what is your budget.... current new landed project at matured area (20km radius from KL City Center) will start from 1.5mil depending on land size and built-up.

Most of the people still prefer non-strata but guarded community... which maintenance fee will be low and freedom to do own renovation.

Cyberjaya is overrated place ...but there still got potential for landed house (take long long period to meet expectation).... for high rise...rent is better than buy...

It's depend on your industry. if you are from IT / AVIATION industry then definitely you will love this places 😁

However if you required to travel to downtown KLCC then MRT /ERL is available nowadays already which is far better than those days so called ghost town or jungle city πŸ€£πŸ˜‚

Remark : if you see the trend nowadays majority of population are moving towards southern due to better township planning of those sub urban area.

I used to work in KL Sentral while living in Cyberjaya some time ago. It worked perfectly for me back then, as I took the ERL daily. The commute took only 30-35 minutes from my doorstep to KL Sentral.

On rainy days after work, while my colleagues were still stuck in traffic around the KL Sentral area, I would already be back in Cyberjaya. For your information, ERL ride is only 19 minutes.

Return ticket is like RM28 per day, plus with parking at the MRT station.

That’s around RM35 per day, and assuming you cannot WFH, that’s RM700 per month.

ERL also got monthly pass tickets... of course the price wont be cheap as Rapid My50... is an alternative for people to choose...better than only one option to travel...example... ERL Salak tingggi to Putrjaya Sentral (interchange with MRT Putrajaya Line) will cost you RM100 for monthly pass... plus RM50 per month for MRT plus car park RM4 per day ...total around RM230 per month.... considered very affordable...

The population in this southern part is growing fast... but the landed price at Cyberjaya (freehold) generally beyond affordability for majority malaysian... can choose area like dengkil, serenia, kota warisan which still can get decent size of landed with more affordable price

Frankly speaking, this area (Cyberjaya, South Puchong, Dengkil, Kota Warisan, Serenia...)has much potential compared Semenyih, Bukit Raja....

Edit: The monthly TravelCard is valid for travel within 31 days of activation (maximum 44 trips) and it's RM350/month between Putrajaya & KL Sentral.

It's cheaper than I drive and park at KL Sentral which parking itself is RM250 per month. Save me loads of time on the road too.

Of course now there's option you can take Mrt and it's much cheaper. Only travelling time will take longer.

Just curious how you compare? Maybe for Kota warisan it's further already, but they can take ERL to kl fairly quick.

If you are talking about driving, I think you shouldn't put cyberjaya in that group. From cyberjaya can get on MEX and not sure how is it not easy. πŸ˜‚

On weekend and non rush hour on weekdays, I can get to bangsar, klcc in 30mins from my house in cyberjaya.
