Cyberjaya also area of T20 and with a lot of expat foreigner demographic. Go check the landed property min selling price & rental rate there then you will be surprised.

For sure developer will do their own due diligence before decided to build an township project here

It's approx 2xx ++ arces

Apparently parkcity was acquired this last big parcel of development land of Cyberjaya. But the challenges of this land was the access road & infrastructure.Wondering how will parkcity design the access road & infrastructure. Let's see 🤨

Yea about that. And this is the last parcel of residential development land at Cyberjaya. So another selling point for parkcity also

As far as I concerned it's was the last pieces of residential land there. Unless government decided to convert those enterprise/Data center/ public amenities land to become residential development la but which is very unlikely and beyond my control also la 🤣😂

And FYI the current parkcity botanika land was being abandoned for sometimes due to lack of access / infrastructure and probably need developer with deep pocket like parkcity to come over to transform the area 😁

My wish is a highway from Cyberjaya - SEG/ PCB - Kg Pulau Meranti - Bukit Puchong - Puchong - PJ. Ayer Itam Forest Reserve may finally need to give way a little.

Surprisingly sepang district was the highest population growth of the past recent year at Selangor. I guess there must be an reason why many developer see this potential and choose this address for new development 😁

Try to hold another 10 year and I forsee the subsale landed market could be getting better soon and for sure parkcity botanika will boost up the pricing there

Because the last 10 years I would say Cyberjaya market are not mature yet somemore over speculate by the developer. And the market are going through some corrections period now

Ioi city mall (the barn) got serve non halal la and I used to went there before. Just for your all information ioi city mall also fall under Sepang region which got no restrictions on halal compliance. It's just that developer try to rebrand as putrajaya.

Putrajaya are the halal compliance area but Cyberjaya are not and I realized most of the ppl are mess up between this 2 area.

Let me summarise some differences between Cyberjaya & Putrajaya for better understanding

1. Cyberjaya - IT Hub of Malaysia homed by MNC,data center & IT companies aka silicone valley of Malaysia ;
Putrajaya - Administrative hub of Malaysia homed by government ministry offices aka Washington of Malaysia

2. Cyberjaya - Mix demographic population of expat foreigner & locals ;
Putrajaya - Majority demographic population of Malays / government servants

3. Cyberjaya - Beers & Non Halal business activities are allowed ;
Putrajaya - Halal restrictions area whereby no pork & alcohol within the area.

4. Cyberjaya - Under Selangor region ;
     Putrajaya - Under Wilayah Region

5. Cyberjaya - Landowner Cyberview (subsidiaries of MoF) ;
Putrajaya - Landowner PJH (subsidiaries of Petronas)
