the Abandon project not even start build, only do some basement work, actually want demolish is easy, just curious why SD dont buy over the land and demolish to rebuild, i dont think is Hantu la, i think most probably is the land got problem already, because the land beside is big ditch, so the land is very moist or else is the court case make the land not easy get buying...

Lucky me, someone cancelled their Type D so I immediately took it. It's the one facing the facilities though and I wanted to one facing Damen but hey still not too bad I guess.

Sime darby buyer pushing up condo price to KL level. Your few landed property will rise with the tide. Congratulations.

Never knew subang price can achieve this level, and superb sales as well

Damen 700sqf was transacted at RM510k making it around rm730psf

At rm730psf (if nett price) for 550sqf still haven't factor in interest during construction period.

IMHO, the comparison which one is a good buy or which one is a good buy are often dependent on what additional factors to consider.

If we mainly just look at psf alone, it might not paint a full picture (for an investor, probably it paint most of the picture).
Some could buy cash, or family near by, or kids going to study in Sunway area or etc.
We will not know ones complete formula in making decision to buy a property.

I think comparing the Damen unit with Hype is not really a fair comparison as the TOD element itself would jack up the price.
Even comparing landed with highrise is like comparing apple and oranges is not a fair.
Different people prefer different fruits and at different stage of life, you eat different fruit.

we can take all these as a benchmark of what is happening in the surrounding, making it a deciding factor wouldnt really accurate.
For sure, other have a view on this and etc.

ultimately, IMHO, 550sqft is a good buy. I think the price is alright.

Ok enough said, i will go back to sweeping the floor.

While I agree with you that different ppl will have different priorities and evaluation criterias but imho we shouldn't ignore the basic or hard factual data. Only when a development has pass the basic evaluation and is viable, then only should we look into the other considerations, that's my 2 cents and just me, others have other ways which is fine.

Bcos when it comes to exit time, no banks, potential buyer, valuation report etc are going to take into account much of the "other considerations".

On the point that using Damen is not a fair comparison bcos of TOD element, then are you saying the rest of launches within USJ7 development also is not a fair comparison bcos of TOD element? What is your definition of Tod? I based mine on the attached presentation slide sometime back (credit to the author). Perhaps you have a more recent definition. Kindly share.

And if you can't use Damen as a guide, then may I know how did you arrive at "550sqft is a good buy. I think the price is alright."

Appreciate if you can share you method.

I don't know much and hope to learn more.

Boss Longshot, let them goreng subang property lar. It's a vibrant and young town. Hipster cafes, student crowd. Now I see a few angmoh also like subang.

What's wrong with it. You can enjoy inflation in your bungalow mar. Sell off some inflated terrace houses then buy back later when bubble pops.

The actual price is 444800, after 10% rebate is 400k, if u dont want fully furniture can deduct 15k again so make it become 385k
