Hi all, it seems like this project become the controversial topic in SJ. Lemme share some opinions after went to this project briefing.
PoV:
1. Developer Profile - J&C Homes, they owned PJ Sheraton Hotel and their sales track records for their previous projects are well done.
2. Project Location - Located in the prime address, SJCC SS16, walking distance to Subang Parade (via linked bridge), LRT & KTM Subang Jaya within 200m, further up 400m to Empire Subang
3. Project itself - It is Freehold, commercial SOHO under HDA (Schedule H), TOD project, Smaller yet practical layout. More ideally towards investor or bachelor. Definitely, I also agreed with the said of units per floor are high, 41u/floor serviced with 10+1 lifts (High density).
4. Project surrounding - It is located in the prime address of SJCC SS16, more towards conveniences. Shopping, Foods, Transportation all are within walking distance.
5. Project value - Firstly, it is Freehold development + it has the better location as compare to Lot 15, Aurora and Teja, unfortunately it is more towards investor due to their layout settings. In term of Rental ROI wise, based on the rental transaction in Lot 15, 2 rooms units can rent from RM2100-RM2600 as of now. Let's imagine the future Rental rate when this project has completed.
