TS, if you really buy a unit around the area of tzu chi school.
you really conned by SA. after buying props for years, i learn to never trust marketing materials/pictures/whatever SA says.
what /k gives you are cold hard facts. area oversaturated with supply of units. if you wanna live there, enjoy the jam during rush hour. if you wanna rent out, good luck with the competition.

nowadays, better to buy in a new township landed. the rental is as good as a service apartments these days (if you dont go partition your unit into 7 rooms), maintenance fees is almost the same as landed (only if got defects) and condo (monthly), price of unit also the same. but you get a freehold landed house (what is important is the land, not the house)

i will never buy leasehold, i got 2 ancestral prop in Malacca and Penang kena taken back by gov for some new development WITH NO COMPENSATION.

I am guessing your access road would mostly be via Jalan Jalil Perkasa 1? That road is small (2 lanes each side) and congested all the time imagine everyone living in BJ have to use that road.

Sounds good! I am not so sure about the others as I saw a lot of notices on the boards about late payments of maintenance fees in The condominium behind Sri Pelangi,as I was visiting my friends. But I know collecting maintenance fees is the most challenging for all JMB.
