you just need a strong JMB that act like a thug to settle these maintenance fees issue. strata management act helps a lot in recouping these funds now.my side rumah all 200-300k saja. maintenance payment rate 92-95% each month. when reach 15th of the month didn't pay. card kena block. act thug langgar boom gate masuk, cctv ada and bill damages to owner.
owe more than 1k, terus send to tribunal to recover. 5k can apply to enter house to lelong the stuff inside house. if nothing inside house can literally lelong his unit if he still refuse to pay.
