Buying through auction is similar to subsale. You need 10% upfront upon signing snp and pay legal fees. No viewing inside. You like the unit location, you bid. Otherwise wait for next.

Follow few auction agents in fb or Google auctioneers webpage like ncm, jtr etc or banks auction webpage like cimb, bsn, mbb etc

LPHS webpage dont list auction properties.

For SAMM, best register with developer, they have an interest in selling and will chase the authorities for approval.

LPHS don't give blanket approval to applicants to buy anywhere. For new units, buyers HAVE to register through the developer. Is not about the developers' interest in selling. Must be qualified to own a unit.

Unless buying subsale or lelong, then have to register with LHPS.

Taken down part of the front fencing. Have full view of the shops. Hopefully some good brands will moved in to make PH properties 'heng arh, ong arh, huat arh'

Foresee parking problems and traffic jams with the additional traffic light junction. Maybe during peak hours, traffic will stretch up to glades and toll plaza 😂

Main Con will always struggle to answer this question. Main Con can tell you when the main building works will be completed, practically completed, but will not be able to tell you when its ready for handover. Developer will also rarely commit, as once the building is completed, it can take several months to obtain all the necessary approvals from he authorities for CCC, bomba, road and drainage, TNB, Air Selangor, etc.

Add to that, Developer may want to do some defect rectification across units and common areas prior to handover if there is time (development period based on the first signed Sales & Purchase Agreement), the best advice is always plan according to the development period in your S&P, developer will always do its best to handover before then, or they pay LAD.
