Serasi This Project better dont buy SAMM Unit, because not earning, buy Normal Price still the same price per sqft as SAMM unit

Interesting. Mind sharing how you calculate the psf of SAMM and other units? Is SD throwing prices now for the non SAMM units?

Don't la like that bro. I like Serasi, esp the SAMM unit as it has a nice balcony. Facing east, get to greet the morning sun, facing the west get to view the pool and facilities floor, and perhaps get to enjoy the sunset. Location also nice and quiet at the moment. So close to the LRT hub and the PH town centre.

You can buy Normal unit for Serasi, then using you SAMM quota to buy Hot Location for renting out, this is maximise you Profit

Unlikely, SAMM units are purchaser and price controlled by LPHS, at RM 250,000 with a minimum size of 550 sf. Developers can appeal for a higher price, by justifying extra features like additional carpark of furnishing, usually the max is RM270K.

In a mixed development of Serviced Apartments and SAMM, SAMM units will always lose money for the developer, due to price restriction. SAMM units are subsidized by open market units.

In addition SAMM units have a on-sell restriction of 5 years from the date of the SPA, which means if you buy at launch, very soon after completion, this restriction will be removed.

Normal units at Serasi doesn't come with balcony, only SAMM units have balcony. To me Serasi is just nice. Not too hot not too cold. But to each his own.
SAMM RM250K 550 sqft = RM455 /psf
Type A from RM380K 668 sqft = RM568 /psf.

Wonder how you can get the normal units at lower psf than SAMM unit.

i think what he meant was, for serasi SAMM, if u want to make it as investment later, u cant earn higher than those in SJCC and SJ7. u pay the same as those in sjcc and sj7 but cant earn the same.

Sure. But if you qualify for SAMM, and developer is decent, trust the location, once the on-sell restriction is lifted, SAMM pricing becomes market defined. It should normalise upwards, since it is a cost subsidised product.

But that's capital appreciation, for rental yield, i would be looking at number of bedrooms you can rent.

What i mean you can buy you SAMM unit with hot project instead buying Serasi, for Serasi if u really like own stay u can buy Normal Unit, then the SAMM unit can using for Hot Project to Maximise your Profit zzz...

Other SAMM units some are leasehold, and the spec of SAMM is lower than the open units. You also pay 20k higher and don’t get free aircond are free legal fee and SPA.

That’s at least 20+20k savings there

Other SAMM unit also Free Legal fee, stamp duty and SPA... only dont have free aircond. but for example if you can get Hype Residential SAMM unit, u renting out the rental can be 2400 to 2500 per month, if u get Serasi rental only Rm 1400 like that, so getting Hype Residential condo is more worth it.

if you want to compare, why not wait for Lines Mutiara SAMM unit tongue.gif

you can probably rent it out for 5k per month based on your argument.

and good luck if you think you can rent out a studio unit for 2.4k without some serious renovation.

For SAMM, how long to wait in the waiting list? Previously applied for SAMM in another area but was in waiting list almost 1 1/2 years already. Is it first come first served?

Normally need to depend on luck one, some they have few criteria need to meet and also depend on luck whether you are getting or in waiting list. normally hot project for chinese and indian is hard to get, but still got chance if you got queue

For govt assisted housing, preference normally goes to married couple with or without children. Unless the project is not high demand, then singles will get it. Of course other tnc applies.

Another route you can 'apply' is through auction. Keep a lookout for projects you are interested and check for foreclosure units.

Every new VP project normally have few foreclosure units and if lucky, can buy below launching price. And LPHS tnc for auction are less strict than first buyer.

Buying through auction is similar to subsale. You need 10% upfront upon signing snp and pay legal fees. No viewing inside. You like the unit location, you bid. Otherwise wait for next.
