If ur into that location, surrounded but many ol school rich people (means more serene 😂), then it seems ok. Some asked me why 2 storey(or technically 3 if u include the parking), then my basis is simple …. Easier to sell bacl 🤪
Again, they stairs is crap (for the 2 storey). Allocate budget for lift.
To elaborate what you have mentioned, the building length is longer than ordinary terrace/link houses, 3-storey 53ft,49ft,35ft, 2-storey 50ft, 43ft which is quiet long.
The main setback is the land area (length), the extra 20 feet driveway distance yourself to your opposite neighbour which is good, if both houses facing each other has 25 feets car porch and the skirting driveway is 5 ft, road wide 40 ft, so your main door is 100 feet away from your opposite neighbour’s main entrance, that is a much better feeling to me.
For this project, you will feel more pack, usually 1 acres of land can build 16 20’x70’ houses (including road), the developer increase the number of units, hence offering slightly lower selling price
