My brother just bought 1 unit during pre-launch. The price is rather cheap compared to the surrounding projects. However, personally I don't really like the location that it's far too inside from the Zoo Negara Ampang there.. Going in and out will not be that straight forward.

The stairs for the 2 storey is crap. But didnt hinder me from purchasing it, I agree, crap 😂 i need to plan on buying the stairlift - easily costing Rm 30-40k. The location somehow is quite serene. Been all over the place from semenyih, to kajang, cyber, shah alam, etc. All top 5 developers. But this location seemed “slightly inside but not too far from City and it’s KL”. I wont say it’s cheap but ok la, must consider the size is not that big (those days houses are 70 ft in length generally, this one 50, kust like my ex boss, fat and short). So I wont say its cheap.

If ur into that location, surrounded but many ol school rich people (means more serene 😂), then it seems ok. Some asked me why 2 storey(or technically 3 if u include the parking), then my basis is simple …. Easier to sell bacl 🤪

Again, they stairs is crap (for the 2 storey). Allocate budget for lift.

I think the steps is fine for someone who is still "young" lol. But if you're senior already and buying for retirement, it could really be a problem going up and down the stairs to go out from your house.

Imagine coming back from groceries, carry all the way up to your house..

This is referring to the double storey unit.
for youngster the staircase may not be a problem, but i have some middle age prospect also complain of the staircase.

To elaborate what you have mentioned, the building length is longer than ordinary terrace/link houses, 3-storey 53ft,49ft,35ft, 2-storey 50ft, 43ft which is quiet long.
The main setback is the land area (length), the extra 20 feet driveway distance yourself to your opposite neighbour which is good, if both houses facing each other has 25 feets car porch and the skirting driveway is 5 ft, road wide 40 ft, so your main door is 100 feet away from your opposite neighbour’s main entrance, that is a much better feeling to me.

For this project, you will feel more pack, usually 1 acres of land can build 16 20’x70’ houses (including road), the developer increase the number of units, hence offering slightly lower selling price

Generally yes. But in the advent of modern world, we can check all the stats, younger generations are also seen to be unhealthy as compared to seniors. Of course I wont generaloze as I prefer statistics, data. So yeah, it may be ok for younger but that aint the ruler. Because house is expensive and and age has linear regressive mode with it. Everyone grows old. So if anyone says it suits younger, maybe not. Simple rule - the price tag suits older but the stairs suits younger. Ceh 😂

For some niche market, ok, agree as u mentioned. Generally, and as compared to previous models (10 yrs above), definitely shorter. Those days, this length applies to new markets like some parts of Subang, for example. But I understand, land is scarce now.

But seriously - if anyone goes by length, stairs etc, then avoid. I went for serenity in a big freaking city. That, is getting rare now. This project wins on that “quietness”.
