Contemplating on 19Trees but the landslide fear is there for me. SA informed that the project will be built on “quartz” so its strong and besides, SDB is a reputable developer. So I was informed “I think it should be ok”. A friend who purchased there even told me … dalam kelambu oso can die lah. All these subjectivities stalled me from pursuing. And I was informed price will go up next week (2nd week Oct once SDB launches). If anyone here did some checkings on the exact location - appreciate sharing.

As usual, developer which has yet to obtain approval will soft launch through external agents - so as to gauge demands first as well. I guess its normal practice for boutique developers unless big ones like PKNS, many build then sell. So this one is called 19Trees (I did ask them, they have 20Trees so after 19 got 18 Trees ah 😀). Its the last spot along the stretch of Rydgeway, 16Quartz and Nadayu. Last spot means highest over there. Previously called Jia but project stopped.

The 2 storey’s downside - definitely the steep stairs. Puzzled me as this is by SDB. But it looks bigger than the 3 storey (thats why the show unit converted the G floor’s room to open space for better sales point. The 3rd floor of the 3 storey has 2 rooms, shared bathroom - so the higher price by 300k++ seems far fetched.

Basically, 3 storey is for the “green views” except for the middle row, so they provide special row garden. Both units are kinda short.

This development is specifically for … bukit fans. And yeah, its Melawati.

I was told that SDB will soon start their ad in website. But the “soon” was informed to me last 4 weeks. Malaysian’s soon I guess, just like “on the way”. I consider 19Trees as the adik tiri of their 20Trees, by way of saying, the cheaper version, a bit kiamsiap design and came as new after the failed “Jia” same place.

Agent told me leasehold starts this yr, but expiry 2115 means 6 yrs lapse already 😂 Bottomline, sales …

Anyone knows if Tan & Tan is launching any new product in KL (landed) around Melawati - do share. Those guys I heard has Freehold landbank but very tight lip on it. Called oso one woman layan like my salary being RM 10.

But at that price, it is bare unit.

If you don't mind resale, can get 20trees East (without pool) for around 2mil also.

The show unit’s land doesnt belong to Sdb. So once all the units sold they will demolish the show units. Yes there is a risk of that plot being sold to other developer and so new development will arise, which will affect (view) for 19Trees folks on the right hand side. I agree, the show unit lamd is higher, better fengshui as well. As for landslides - yeah, a valid worry. But I guess no one will expect em’.

Agreed that both models have its downside. A bit kiam siap too since its totally bare without any gifts. I was hoping more gifts especially from a known developer and a boutique one, means not a mass producer needing huge capital.

The 3 storey (which advertised as 4) has the “tunnel noise” issue. The 2 storey (advertised as 3, but made no sense as G floor is parking only) has issues with the sorry, “stupid” stairs. I agree, when one gets old, its a problem. There is a limit to build lift. And not many are damn lucky enough to be damn healthy even by practicing good lifestyle, good food, good exercise, good whatever. Orang muda saja can comment as they have yet to be one. Textbook info.

So this project is strictly on the notion that “good last location if you wanna be in KL but not so much the KLCC area”. So I bought the 2 storey strictly on that notion. That too because the wife wants it - she wants hillly, foggy places. If you ask me - this is not my first choice. But yeah, location is good for “green in KL”.

So there you go - its only about green in kL. If you discuss about the design and the kiam siapness - you aint settle down with one. Also, 2 storey can sell easier if you want due to pricing factor 😜

I hope the quality is good. I was there yesterday. Many bangla workers. I prefer Indonesians and Chinese. And perhaps Indians based on my stint of working in Mid East - they solely “built” Dubai. But Bangladeshis … i reserve my comment. As Pak Guard maybe ok.

I did check on that development. I have my thoughts. Anyways, to make life easier - I gave the decision making edge to the wife. I pay. Peace 😂

Though I still think the stairway is a stupid move. Ah well …

The stairs for the 2 storey is crap. But didnt hinder me from purchasing it, I agree, crap 😂 i need to plan on buying the stairlift - easily costing Rm 30-40k. The location somehow is quite serene. Been all over the place from semenyih, to kajang, cyber, shah alam, etc. All top 5 developers. But this location seemed “slightly inside but not too far from City and it’s KL”. I wont say it’s cheap but ok la, must consider the size is not that big (those days houses are 70 ft in length generally, this one 50, kust like my ex boss, fat and short). So I wont say its cheap.

If ur into that location, surrounded but many ol school rich people (means more serene 😂), then it seems ok. Some asked me why 2 storey(or technically 3 if u include the parking), then my basis is simple …. Easier to sell bacl 🤪

Again, they stairs is crap (for the 2 storey). Allocate budget for lift.

Generally yes. But in the advent of modern world, we can check all the stats, younger generations are also seen to be unhealthy as compared to seniors. Of course I wont generaloze as I prefer statistics, data. So yeah, it may be ok for younger but that aint the ruler. Because house is expensive and and age has linear regressive mode with it. Everyone grows old. So if anyone says it suits younger, maybe not. Simple rule - the price tag suits older but the stairs suits younger. Ceh 😂

For some niche market, ok, agree as u mentioned. Generally, and as compared to previous models (10 yrs above), definitely shorter. Those days, this length applies to new markets like some parts of Subang, for example. But I understand, land is scarce now.

But seriously - if anyone goes by length, stairs etc, then avoid. I went for serenity in a big freaking city. That, is getting rare now. This project wins on that “quietness”.
