ya, quite amazing in term of price and location , just concern regarding the STP beside, SA told me around 200m, and won't have any smell , is it true?

Hi guys, i went to the sales gallery and agree that this project is good but there are some concerns that all potential buyers should look into:
1.The project is near the sewerage treatment plan
2.There are 2 muslim cemeteries (One infront, near to secoya residence and another near bukit gasing hill)
3.The cheapest unit is 1050sqft which is a dual key unit (Dual key concept is not that popular in malaysia, and future there might be issue in selling).
4.The affordable housing (Rumah WIP) which is Residensi Alamanda is quite beside

Appreciate your feedback on this, what are your thoughts?.

I was at the side today and the STP0 not producing any smell, at least no smell near Nestree construction site.

I don't know if raining, or during night time.

this is what i see

Pros
price psf is cheap, bare unit with 3 unit cond
area is near to Bangsar
access road is all ready, easy access to NPE
residential title, maintenance is cheaper than commercial title

Cons
beside a rumah wip
leasehold but lease term is till 2118, still quite long to go

Bonus
just opposite the future Pantai Sentral Park, although may take years to build
may be near to the future Pantai Dalam MRT 3, too early to tell since the stations are not finalised

Me myself stay in secoya before that (renting). environment is quite good.
Suitable for staying if you're used to that area. But makan makan need to drive abit to
OKR or Kuchai if you are searching for local food store

Also, anyone can confirm if the land behind Nestree will be villas (phase 3) as mentioned by sales agent?

I’m renting around Bangsar South. Feeling the area. In 2 weeks time I gotta sign the SPA. So still got time to think about it. Haha

Signed SPA in April, cheapest psf for big unit with 4 car parks in central location. Jogging in PSP few times, very refreshing and peaceful environment.

P/S: PSP is launching new project soon.

Many have already signed SPA, only about 100 units (out of 673) left.
Main reasons are central location (to KL, PJ, Bangsar, OKR) at low psf (RM550psf +) and large layouts (at least 1050sf).
Most projects nowadays RM650-700psf, small layouts, high density.

About the villas, last official update was from this article:
"The final phase of NestVille is called City Villa, which will offer 42 stratified landed homes on a 2.5-acre plot. These 3-storey units will have built-ups of 3,000 to 5,000 sq ft and be priced from RM2.5 million to RM5 million. City Villa will be launched in 2023."

Any update on this project, last month I went visit their gallery only left 100 unit, other unit all booked.
