Won't call myself expert yet, but here's my attempt:

Pros:
- Residential title
- Low price psf (RM551psf onwards), cheaper than nearby Inwood & Secoya
- Rather low density of 637 units (excluding other 2 phases)
- Large layouts, dualkey concept & min 2 carparks
- Premium concept, uses lots of glasses incl balconies, and villas in phase 3
- Low proposed maintenance fee of RM0.25psf
- Nearby preserved greenery at Hutan Rimba Bukit Kerinchi
- Short drives to Bangsar South and Mid Valley (via NPE)

Cons:
- Nearby Indah Water sewage plant, NPE highway and Malay kampung area
- Leasehold
- 3 phases, including phase 1 affordable housing
- Value growth and surrounding somewhat dependent on IJM Pantai Sentral Park's development


Not for everyone, but practical and good value in a nutshell.

Not just the area, hard to find price psf this low in KL anymore. Partly because developer and main con are same company, also don’t need to invest in infrastructure (eg: IJm did the flyover and roads)

To me, the sewage plant is on another lower ground and some distance away la. Like Aset Kayamas’s The Hipster at Tmn Desa, facing an open oxidation pond somemore. People queued to buy lol. See whether you mind lo, pick other facing la.

Heard some rumors about the PSP development, let’s see. But anyway hard to find another big piece of land at such location in KL ah. I think won’t go to waste.

Ah that one oxidation pond smells can get it when pass by with NPE towards MEX.

lol can’t remember details. Some joint venture stuff, anyway that development should jalan, just negotiations and timeline.
