Key handover only starting 15 Feb, so no one has officially moved in yet. Cannot comment on management.

However due to lower density (600 units total only) and high number of facilities offered (including private block rooftop pools), the management fees are at RM5.80 per square meter, which is very expensive.

Good for own stay if you are willing and able to handle the cost of low density.

Why not pickup subsale /lelong from trion 1 or the next door kl48? Seems like much worth it compare to this imo

Both of those are high density and investment oriented (Trion 1 over holidays was super crowded with tourists, apparently need to wait long time for lifts at peak hours)

KL 48 only just finishing the piling stage.

There's no shortcut or fully covered walkway. Need to walk 1km+ to get to Trion Mercure.

Best bet is use the Trion KL shuttle:

Still operational, they have this printed in lobby

But off topic, this thread is for Trion 2 which a different project, Trion 2 is a more exclusive, fully residential project with no hotel.

But bad luck for those thinking to do Airbnb/let out their units to Airbnb operators.

Official house rules for Trion 2 have disallowed the use of units for Airbnb/homestay/hotel/commercial activity.

Soundproofing very gooding 👍 even with KL48 tingtingtongtong next door, if close windows and doors most of the noise is blocked.

Materials used generally good quality, lifts are fast and silent, units doors and windows well made. The facilities feel more private and quiet compare to T1.

Lot of T2 owners complaints the partial furnishing very cincai, especially bathroom works. Many complaints about the showerheads leaking, water tank not hot/not working, aircon not working.

I served a Trion 2 owner the other day walk into KL48 sales gallery and he mentioned the maintenance fee last time during launch was 44 sen but now is 60 sen

his unit is 920sf, meaning to pay RM550 monthly for maintenance fees
quite high sia

"only" 600 units, so density isn't very high. Got 3 pools (1 full length lap pool surrounded buy a fancy waterfall-type drain, 1 skypool per block), and I'm not sure the photos taken here do it justice, but got a sh*tload of foliage and lightings. Nearly every part of the facilities deck that isn't walkpath is covered in bushes, flowering plants, herbs, and trees, not just regular grass. Siap grand lobby front ada climbing english ivy on the pillars.

The plant care alone won't be cheap.

I suppose 600 units is probably medium density in today’s world. But all these facilities are typically well suited to Airbnb. If it’s banned then the ROI here a bit koyak on top of the high maintenance fee. This could spell a bit of trouble.

Owners seem to broadly are yuppie or retired type who don't want Airbnb, mostly own stay or long term rental.

There are no retail or commercial units attached, so even less draw for Airbnb. Facilities also have a fixed opening+closing time and many are locked by access card. Using non-visitors parking requires car to have stickers with registered number, and certain facilities are off limits to visitors (residents only).

General sentiment so far is rather pay for exclusivity than to let tourists destroy the facilities.

Hmm wasn’t the first Trion extremely Airbnb heavy. Even iherng commented that this property is not really for ownstay being sandwiched by cemetery and factories.
