If the developer still have many unsold units, they may support the initial few auction price.

Sold at 467K.

Size slightly bigger compare to the previous lelong unit.

Reportedly supposed to be Signature Kitchen's Solid Surface countertops. (edit to add: this based on my vague memory of visiting their showroom + signature kitchen's annual financial report about Trion 1 being one of their projects, I could be wrong. But unlikely to be quartz because of the cost+color and thickness does not match profile of compact surface)

yeah for ownstay wise ready not recommend cemetery view. This is consider at side view, some project will be direct in front view (those at jalan sultan ismail near to solomon door klcc view.

not only that, some of the project is beside cemetery, and some at need to pass through cemetery to reach home.

Several downside to Trion:-

1) Commercial title - Utilities, taxes all higher
2) Water meter in unit
3) Sprinklers in unit, pray no leak.
4) Long expose corridor like PPR
5) Refuse chamber shoot, going to smell.
6) Palm trees in pool area going to crack the pool in future
7) BBQ near pool, entire pool water will be oily
8) So many garden and plants, high maintenance cost in long run

I think these are already a known downside of commercial titled mixed development units (1 & 3) and dual key/dual key ready units (2)

It does make for less aesthetically pleasing stay if strictly for own stay.

Ultimately depends how much cheaper these view units were. If you paid 700 psf then there’s much better choices for the price. I’d expect a 20-30% discount for this kind of stigmatised view.

The cemetery view will always be seen as a con and if there is any capital appreciation it will always be minimal or lag behind. Only game is rental game and u have to be cheaper than everyone else.
