I think it's a matter of connectivity. Is MRT & LRT connectivity better than the monorail ?

I believe both have potential because of the good connectivity but comfort of ride I think mrt and lrt would be more comfortable than monorail.

100% MRT use itself will be the more comfortable one in terms of crowd, vehicle space and aircon XD

however for people using public transport "comfort" doesn't matter, it's connectivity, because for them it's a necessity to travel

as above mentioned it's what target market you plan to get as tenants, build your investment around that

I would say beforehand that if it's TRX/KLCC white collar worker long term rent, MRT2 will service that area and it's only 3-4 stations away so Trion2 maybe better if that's your target market

Belfield is near Pasar Seni LRT/MRT hub which is one station away from KL Sentral, and Monorail connects to retail districts like Bukit Bintang and Imbi, so for tourists it's maybe more attractive

MAYBE only ah I offer no guarantees, only my amateur dua sen tongue.gif Please do factor in other things like maintenance cost, unit size, what amenities/facilities the project and walking distance location offers etc.

Based on current condition of roads from drive-by scouting, it's about the same. Neither have direct dedicated and fully covered walkways. Both projects estimate completion in four years so things may change, since gahmen/DBKL have plans to revitalise both Kg Attap and Chan Sow Lin areas.

You can use Google Street View to assess yourself if you can't do site visit.

Unfortunately this is an answer hard to reply cause we won't know what the situation will be like until the project is completed.

Trion 2 completion date is 2025. That's alot of years to anticipate how it would be like.

But at this moment I would say Belfield would be an easier and safer walk ?

monorail ride is overprice and not really that convenient compare to mrt/lrt

800psf and i think comes with more furnishing and lower density than Belfield.. but Sunway Belfield surrounding better than CSL industrial area...

Yes. I do agree with your point. I prefer mrt/lrt connectivity over monorail.

Tenants aren't the only folks taking public transit.

But to sum it up, both of them don't have any covered walkway towards either public transit stations. Belfield may be somewhat better as not many cars use the road it's connected to whereas for Trion 1 and 2, you'll have to contend with heavy traffic and lorries driving up and down the road along the way to the CSL LRT/MRT2 interchange station as it is still an industrial area.

In short, yes for MRT and LRT connectivity-wise. Monorail's connectivity is quite limited and it's train frequency only improved to 5 mins in between trains last year after the introduction of the 4-coach trains but it's still slow. I still prefer the former 2 for my main mode of public transit due to the speed and faster frequency (2/3 mins in between trains during peak hours, 5-7 mins during non-peak hours).

Comfort-wise, I'd say that the MRT and monorail trains are more spacious whereas the LRT is quite narrow. But during peak hours, do expect them to be really packed. Rode on all three in the past during peak hours and find that it's more comfortable on the MRT due to the wider size. The LRT on the other hand, while fast, does get crammed during this period.

I used all three public transport.. Monorail is not really convenient in terms of frequency and accessibility.

Trion 2 will target those travel along KLCC, TRX and Bandar Malaysia. If TRX and Bandar Malaysia fail, so does this project too..

Let's also wait for HSR annoucement soon.

Yes. The only benefit is that CSL have alot more room for growth. If buy for own stay can afford to play the long waiting game. For investment could be a gamble.

Yeah. Not bad for the location and considering the size, overall decent for first home buyers who can afford a slight premium to stay near city and don't mind small units, but prefer a lower density than most RUMAHWIP or other nearby projects with small-sized units.

I would also caution about Trion 2's maintenance fees. I recall proposed amount given by my SA was RM0.40 psf, which is expected for the density and facilities, but is on the high side. For comparison Trion was quoted to me as RM0.36 psf
