Not keen on dual key / studio units. In fact i want a big living and kitchen island area and not so many bedrooms and bathrooms (!!). It is hard to find a more western oriented layout in our local developments, except those luxury penthouse/villa units probably

Yes Allevia does look interesting. But its built on a much smaller land area (2.9acres) compared to Kiaramas Dedaun, almost 8 acres.

Also, Allevia is deeper inside JK3/4

Agreed. I prefer the Kiaramas area too... just not sure how is this new development.

Kiaramas Danai is nice but there are certain things that put me off - too small shower area, separate car park building, etc but i guess nothing is perfect

Actually my unit is 2k sqft with a big living room with space for island.

It’s a 4 bedroom unit, but I’ll convert one into a study. The layout is quite practical.

There is also a huge monsoon drain right behind Allevia. Same one near Sefina/Inspirasi. It doesnt give me a good vibe

For Kiaramas Dedaun, it is right next to Penchala link , HTC nearby too (but not as near as Sunway Mont/Astrea).

So yes, no development is "perfect".

Decent layout, but the master bedroom is next to foyer maybe giving owner an option to convert it into dual key in future.

Can share how much per sq feet and rebates?

The psf price is 750 after rebates.

Now the promo is 8% rebate, 2% dp, MOT covered for the first million, and developer offering their own DIBS, so progressive interest is covered.

Yeah. Their first project in MK, hence it’s cheaper. It’s also dual entrance, similar to Residensi 22. Accessible via JK5 and JK3.

Hopefully finishing is good!

I'd like to know too. There have been new launches by UEM Sunrise etc .. even in DPC. But no sound or news from Asiaquest. At least give us an indicative date...

As I surveyed many residents in Mont Kiara, I find they don't interest in this sadly. Almost of them worry about a high density. Some are disappointed it doesn't have a private lift. (same as other new condos) High density might be a huge obstacle to decide to buy for me, too.

I find a lot of Mont kiara residents would like to buy and live in a "condo" with a private lift, low density no matter how expensive. I hope also many developers plan and build new condos with this type in MK.
