obviously the pitcure quality of the free air channels in unifi tv is a lot better than the one via digital tuner.

Unifi TV is using IPTV, meanwhile MYTV is using DVB-T2.

That's a bit costly if you're in a rural area, since IPTV is using... internet. So MYTV's the cheapest option.

Put it this way: Both Unifi TV (IPTV Multicast) and DVB-T2 digital terrestrial, can actually achieve same great picture quality.
Here's the reason why we're seeing difference in picture quality between the two.

Unifi TV

Due to the nature of IPTV Multicast technology, it requires a dedicated network bandwidth (a specific VLAN ID) reserved exclusively for receiving TV channels. No other traffic like Internet browsing is allowed, and that is possible only if you subscribe Unifi Fibre internet, which also covers copper VDSL if your area/building still uses it today.
Since TM dedicated a network meant for this purpose, they can allocate as many Mbps as they want for its TV channels. After all, the traffic is flowing solely within their own network anyway.
This is why you not only can enjoy greater picture quality, but also a smooth 50 fps (1080i50) viewing experience on Unifi TV (IPTV).

Compared with non-IPTV version of Unifi TV (technically also known as Unicast), where any telco/ISP can access it, as it's considered "available to the world wide web, but geolocked to Malaysia only" (just like how you get Netflix, YouTube, etc.). This means they need to pay more CDN costs whenever the user base increases. To manage that cost, they use lower bitrates than what Unifi TV (IPTV) customers get, and also uses 25fps rather than the smooth 50fps.
That is why the picture quality of the non-IPTV version of Unifi TV is NOT as good as the IPTV version.

MYTV Broadcasting DVB-T2 terrestrial

The biggest reason why we're getting a sub-par Full HD picture quality from MYTV Broadcasting's DVB-T2 terrestrial broadcasts, is because they mainly charge the broadcaster in a "per Mbps basis' plus a "per channel charge".
I've explained this long time ago, you can refer here on how MYTV Broadcasting charges its clients (broadcasters).

In simple words, if you (the broadcaster) want to offer good picture and/or audio quality to your viewers, then prepare to pay additional up to millions of ringgit for your annual fees.
If really no money, then just stick to SD quality.

Back then (as in before 2018), it was reported that MYTV Broadcasting faced significant financial challenges related to its investment in digital terrestrial television (DTT) infrastructure, which goes up to billions.
Plus, broadcasters also not willing to pay hefty fees, which makes MYTV Broadcasting even difficult to breakeven.
Eventually, due to the high capex and all, their license concession was extended from the initial 15 years, to 30 years by the government, in exchange for a much cheaper channel leasing fees from MYTV Broadcasting.

In other words, MYTV Broadcasting today still operates in a "budget tight" environment, and been actively seeking to earn revenue elsewhere as well (MYTV Mana-Mana is one of them).
That explains why they are being "stingy" for using bitrates that are questionably low, which affects both picture and audio quality for both HD and SD channels.
