No, I mean along Jalan Desa. The site is along Jalan desa. I don't feel the smell even hot days as well, but still considering, I am worry of the quality after I saw the Henge waterfall issue.

A friend of mine got a unit in WIP project last year. Apparently the project will come with their own pool so I have to "assume" no sharing of facilities will be done here between Hipster and the current WIP project.

Last weekend I spoke to an agent running for Hipster and he said there's different access to Hipster and there's a guard house before anyone can access Hipster (but guard houses as we all know, may or may not be efficient). I don't know how true this will be because till today, there is no black and white or any sales kit that I have seen that can verify the specifications of this Hipster project.

My main concern and still unconfirmed piece of information is the remaining block. What is it going to be? Scrapped off or turned to shops?

IF that is going to be another WIP project - will it be sharing the facilities with Hipster (despite claims of guard house or separate access points, which were referring to the first three blocks of WIP)?

Does anyone know and can anyone shed some light? Would appreciate any information. Thanks.

I actually stay in this area, like.. in the apartments before you reach this project. I can attest that yes, there is a smell, but it's very rare that you will get to even smell this. To the point of being negligible. Maybe different people have different tolerance, but smell is hardly my concern though.

One thing no agent or AK will tell is that piece of land may bel sharing same land title with RUMAWIP next door. Your JMB need to form together with RUMAWIP. AGM also need together.

Does sharing land title means the other block can use the facilities provided? Sorry, this part I am not too clear on. Agent also not in the know as to what's happening to that part of the land. As of now, nothing being done to that part. But I did see some piling works for Hipster.

When held AGM, if rumahwip owner vote more than hipster owner. Then rumahwip owner become chairman for the MC, got the chance to change the house rule that allow rumahwip ppl use the facilities.

So private unit owners need to b united n form sub-MC.

From what I understand, just like what the agent informed to you, there are separate access points and guardhouses for Hipster and the Block A RUMAWIP (name, details still unknown at this point). The residents of the RUMAWIP will not be able to access the common facilities of Hipster.

Think about it, do you think the RUMAWIP buyers are going to pay RM0.33/psf Monthly Maintenance Fee?

yeah. true. Right now, the odd thing is prices are so vaguely informed to the buyers. If you asked different agents, you get different prices but never the same despite them pushing the same project. It's sort of weird if you asked me.

I agree with you because no one will know the exact prices of the units till the actual launch day, where those who had booked earlier will get to see each unit and its list price on the board. So what agents will have is a nett price range to work with to market to prospective buyers.

Assuming a prospective buyer placed a booking and upon launch day doesn't select a unit, gets back full refund if transferred booking via online transfer/cheque.

Not at all. Technically, I am around that area from 8pm to 8am since I stay near the "pond". You might smell it once in a blue moon but won't throw up. Longkang and toilets in mall lagi busuk laa, for me. I cannot say for the rest because different people, different tolerance.

I think dense n HTC r also the main factors for buyers to think about.
