Also, why apdl price selling from 775k to 1.112mil but now actual selling from ~500k to 700k only ?

Any sales person can enlighten me ?

Is there something behind that we dont know?

If tower A&C you can refer the layout plan no 5 and 6 the main door will face to opposite unit becase this 2 unit is mirror reflection design, and why devoloper will launch the price so affortable because the price shown on ADPL is the approved pricing by government, means government actually allow the developer to sell at this pricing, its valued at this price range. if its not because of this bad market, developer wouldn't launch so cheap honestly ๐Ÿ˜… since the phase 1 selling 70% with 3 months so phase 2, block C definitely price will be higher, developer will increase the pricing then.

Actually during this saturday 830pm devoloper have a project briefing by zoom if anyone interested can pm me.

sounds like Gx realtor trying to mislead me that there will be a private access road to puchong hartamas.

To me, I would suggest dealing with Malton staff instead of sales person.

actually its facing the plot of empty land beside the low cost apartment since the unit fasing east-south, not sure what will the empty land used for but mutiara hilltop's land is at the highest point of that area , should be no problem on the view.
i book the same view but in tower B thou.

Mine otw process.. Tower A South View... wish that so called balai raya remain kawasan lapang la. If is surau then boh bian. Haha... any buyer sign the spa already ?

The forest front of the project is own by 2 landlord, what will be in future no ones know.

Next to Tower A got an empty land own by government. Future will be balai raya( can be surau also ) or remain empty.

Back of Tower B is taman orang asli. Not sure their livelihood, what I worry is bbq sampah and etc, also some unit will facing telco tower.

The best fengshui is Tower C. Facing north ( subject personality) But no launch yet and price should slightly higher than Tower A n B.

Information above you have to know first before u decide to buy.

I am not recommend houzkey subject my scenario la.

Houzkey = Bank nett untung rental for 5 years and then untung lagi slightly higher interest profit for next 30 years.

The initial 5 years u are paying rental and not your debt.

Yesterday I sign the letter offer. But notice the TnC in letter offer slightly different to what banker told me. (Sign masa in rush, back home duduk diam diam study the tnc then find out)

What I can say, those sales person really sales oriented and never keep their words.

Btw I asked her to stop proceed the loan and wants to verify further. (Cimb Bank)

Sharing my experience to you. Wish could helps.

I was a little confuse when the SA explain to me with the houzkey program. Maybe I noob or he bringing me to round garden, so at the end I decide not to struggler in that situation.

The SA give me all sort of the benefits of taking houzkey but I also wanted to know what's the disadvantages / con's of this program. My need sifus to "1 finger poke awake me"

The benefits he shared with me is I can lock the property at the current rate and still make a call whether if I want to continue after 5 years, ofcuz the 6th years loan interest rate will back to market rate. During that time I can either sell it or rent it out for a better price because there might be some potential grow after 5 years for this property. Everything seem too good, I'm sure there's some "con's" but he didn't really tell. So appreciate if you can share your opinion to it. smile.gif

I personally do not recommend those with good financial to apply for Houzkey programme. Houzkey basically is the bank buy the house on behalf on you, then you rent it from the bank for at least 1 year and max. 5 years. The phase you are renting is called Initial Period/ Initial Tenure. It is suitable for those who still have no sufficient income and they can use these time (construction phase + Initial Period) to work harder to improve their earning capabilty.

Pros of Houzkey:
1. Don't have to pay downpayment.
2. Don't have to pay any progressive interest during construction phase.
3. The rental you pay in the Initial period will be much cheaper than the conventional loan installment. (Monthly rental= SPA price x 3% รท 12)
4. If the property price goes up in the future, you still get to purchase it with the locked price as per stated in the SPA.
5. You have the flexibility to move away after renting the unit for 5 years.

Cons of Houzkey:
1. Only applicable for 1st time home buyer.
2. The rental you pay for the first 5 year will not deduct your mortgage amount, basically you are just paying rental to the bank.
3. Knowing that Mutiara Hilltop comes with bare unit, will you still dump your money in for renovation if you are still not sure whether you will continue with the purchase?
4. It seems you can't enjoy the perks of HOC campaign (MOT and 10% discount). Let say the SPA price is 550k, if you buy using conventional loan, you will loan 90% from bank (495k, the 10% discount will be counted as your downpayment). But if you take Houzkey, after the tenure period, you will have to purchase the property base on the SPA price (Maybank will give 100% loan financing which is 550k). Other than that, you also need to pay other legal fee and MOT if I am not mistaken.
5. You need to pay 3 month deposits upon signing the Houzkey agreement (refundable).
6. Maintenance fee, sinking fund, utility charges, quit rent, assessment tax and etc still need to bare by you during the tenure period.


Three options you have on 2nd year if you decided took Houzkey:
1. After renting for 1 year, then you have to find another buyer to buy the property from bank, only then you can walk away. (Not sure this option is true or not).
2. You continue to rent until the 5th year, and then you walk away.
3. After renting for min. 1 year, you may purchase the property and you may apply the mortgage loan from Maybank or refinancing it with other bank.

Disclaimer:
This is just my personal understanding and I might confused with older version of Houzkey. Please directly contact your Maybank mortgage officer for more accurate and latest T&C. Don't ever seek advice from Property Sales Agent, their objective is only to sell the unit. They might trick you with the RM 1300+/ month deal.

Why take CIMB loan? The effective rate they offered me is 3.2%, so damn high. Maybank offered me 2.9% only.
