Yes facing cemetery n got bbq one. Any how, is very far from then project. To me is not a problem.

My concern is the forest locate front where locate in front of it.
Own by 2 land lord. Not sure what is the future development.

To me I prefer tower B facing east/saujana puchong.
Facing g small water tank and 2 empty lands( wish not highrise project )

yeap they said its inside the gov road planning but hahahaha maybe until u die the road also wont build.
tower B unit facing east south actually wont be affected by the future planning of the piece of land infront of it .
u planning to book 1 ?

Agent told me block B and C almost fully booked .
Block A open for booking after the other 2 block fully book.
Normally buyer who buy for own stay seldom came here to discuss 1 la .
no discussion doesnt mean this project not hot/good.

Yes, I was told Block A and B open for sale now and block C next phase.
Anyone knows about the access route into the site, will it be sharing the same route with the Taman Mutiara besides?

Means there's a need to pass through two guardhouses, any confirmation on this from developer?

Another point to discuss is the access, if want to drive to PJ or maintown Puchong, must U Turn at LDP near the toll there? Any other alternative routes?

How's the projections of rental yield and capital appreciation for this project. Any expert mind to share their comments on these aspects? Because this area is slight further away from main places like Bandar Puteri.

Can use batu 14 small route. But avoid school time lo.

Recently only 2 access to LDP or town.

Rental yield... no one knows. 90% loan installment about 2k to 2.2k + Maintenance 364(35c psf)

Far ? Subject to your needs or tenants needs.

To me I am ok with it. 5minutes to bukit puchong.

Although there's plenty freehold project in bukit puchong by bukit hitam... but environment i am not that suka.

Btw, I plan to move in and lease my taman puchong utama house. Move into sankala. Haha

Ya I'm also curious about the rental and market value in that place after 5years. Planning to buy my first house, if buy this property, maybe will stay there or will sale it after 5years or rent it. Quite scared to take decision on this project

Btw. For your information. 15years back saujana puchong selling ~350k and now 2021 selling ~550k

15 years capital gains about 55%.

And future development in saujana puchong should be still residential project. Either highrise or landed.

The only hope is the forest front of mutiara hilltop. If commercial hub then will greatly added value to this project. At the same time will spoilt sikit the green environment la.

Furthermore, saujana puchong is next to lestari puchong. No one knows will there a paid access or no in coming future. If got, you can go to equine, puncak jalil area liao.

Thanks for the input, the environment and neighbourhood seems quite peaceful and suitable for own stay, on top of the low density.

The units are taken up around 70% already?

Also, anyone has any info on the empty plot of land near Tower A and guard house, heard that there may be a plan to build some sort of community hall or something, any verification on this?

The construction has not yet started right, and completion is 2025 instead of 2024? Not able to see the site as it was blocked and have to go through the residential guard house.

The site is just next to taman mutiara indah main entrance. For lorry one. If you dont care of your car la. Haha

70% should be more than that kot.

A 195 + B 112 = total 307

Tower A left about 60 units
Tower B left about 18 units

Sign or booked or internal units I dont know la.
