i believe its car porch and drive way is 22'.

how long is yr segment c car? 15 to 17'.

Internal Road 50ft
While Back lane is 15ft

If car porch length is 22', then the rest of the ground floor has a balance 48' length for the ground floor buildup. Remember that land size is 22x70

22*48 = 1056sq ft

So the top floor must be 2546 - 1056 = 1490sq ft in size

1490 divided by 22' for the width = 67' in length for the top floor??

Based on the illustration, doesnt seem like the top floor is protruded out beyond the ground floor buildup

Most likely after phase 1 sold out or 80% sold. But phase 2 I don't think is Lake facing. That should be phase 3 and semi d wf premium price.

Advantage of individual title, can renovate and add some structures within your tanah. And cheaper security guard fee

Major disadvantage, sakit hati, in the future, when your neighbours refuse to pay up and still enjoy gated and guarded security. There will always be some cheap ass mother trucker. Muka tak tau malu.

Same case in my current taman. Got 2 cars but 90 ringgit also dont want to pay. And still chit chatting in whatsapp group as if nothing happened.

By the way, the lake is huge!!

The BU is based on gross built up area as this is a individual title property. Therefore the carporch space is included as part of BU. if SA said the carporch is 22' long, then this space itself is 22x22 = 484sq already (I strongly disagree that the carporch is 22' in length).

you just need the proper footprint of the house of 1000sq for each floor to qualify to meet 2500sq.

1000per floor at 22 width......45' in length only.

Wuuutt. Such a misleading thing to do to include car porch, since it is not exactly the interior space. But if that is allowed to be advertised as 'gross' buildup since its an individual title then more power to the developer i guess.

Using this calculation then 22x70 + 22x46 = 2550-ish. So the nett buildup is actually 2x22×46 = 2024sq ft

as long as tiled floor comes with roof or ceiling, its a BUILT UP.
car porch, outdoor covered garden or balcony and aircond ledge are all included as part of GROSS BUILT UP.

No developer will give you NET BUILT UP.

for STRATA, you will have BU and Accessory Parcel. Even than, there are many discrepancies between one developer to the next.

and your net BU even smaller if you take away the staircase space bcos its not a useable area except to connect ground to top floor.
