yaya, 2 storey is 22x70, 2546sqft, 4R4B, it's the 1st phase of Sejati Lakeside, so also cheapest, the cheapest row even price only from RM7xxk

i have check the price list, end lot mostly kena sapu already

Freehold and individual title with low maintenance fee and this pricing, i think response will be coming in this few weeks

Superlink and Semi-D expected in 1-2 years time, but pricing wouldn't be cheap, as we can see the 22x70 if the row nearer to the lake is price around 8xxk, so we should expect 26x70 would be around 9xxk+, as my experience for selling 16 Sierra 24x80 (leasehold) also price 1.1mil now. and ya, last week I surveyed a Tropicana Aman 26x80 if facing garden 998k and if facing lake 1.2mil after rebate (leasehold some more).

While the Semi-D maybe we can benchmark with the pricing of Sejati Residences balance unit Semi-D (just left few units lah), currently selling 40x90 4000sqft for 1.96mil, so this new Freehold Semi-D next to Lakes and will be mark with future 2 years pricing, so reasonably expected should be priced >RM2mil at least, I believe. Agree? tongue.gif

Now can apply for loan first, as I checked with my bankers, a few banks are now open for loan application already

But better don't wait for early next year see showhouse only decide, as unit selling fast too, already >50% units booked, some rows also almost fully sold

I didn't say the carporch roof line just now, according to the plan, it's 3050mm for the carporch roof, so it's 10ft extended roof

3050mm is just 10' in length. meaning the carporch is actually 22'x10' only.

carporch is the space/area from main entrance door towards gate line, where we park our car, not meh?
it's half covered with extended roof, half is open air
as I don't think got any developer doing full RC roof till gate line kut, if not the living hall will be less lit by sunlight
correct me if I'm wrong, so I can learn notworthy.gif

but nvm, you may see the enhanced layout to understand better

Nearest Park is near MMU there, Taman Tasik Cyberjaya (really big and pretty there) or u may also go the Putrajaya Lakeside Garden Park too which not too far away

Actually the standard SPA and Loan Legal Fee is free including loan stamp duty and disbursement

MOT will be Exempted for SPA value less than RM1mil (intermediate unit mainly RM9xxK only, so will be full exemption will sign SPA and stamped by 31st December 2019) - don't wait last minute ya, as exemption can save up to RM24k MOT

For corner unit exceed RM1mil SPA, the excess amount from RM1mil will be charged according the rate of 3%, example 1.1mil would be 100k x3% = 3k for MOT with HOC scheme

Then there is one more MOT registration fee (some ppl call MOT perfection or MOT legal fee which will be around 2-4k which charge in future when individual title almost ready)

This is what I understand, hope it clarify most of the doubt in you all mind, haha

Hey hey hey, Paramount got released some ID design of their 26x70 SuperLink, looks quite wide and nice ~
so far really less house in the market that this wide 26x70,
The wider one I know are Dumalis 16 Sierra 24x80; Karisma 32x54 near Equine and Tropicana Elemen 28x80 near Kota Kemuning only (these 3 also leasehold), as most in the market selling more affordable 20x70, so those looking upgrade Freehold Individual Title 26x70 2 Storeys with 3,003sqft built-up really can look for this Sejati Lakeside SuperLink.

my friend who stay at condo nearby said the Village Grocer at Tamarind Square can get pork supplies, then have some Chinese food nearby the Cyberjaya City Centre IBM side, or not you can travel to Meranti Jaya Puchong which about 12-15 mins away thru Putra Perdana SJKC Sin Ming route (without toll, just across 1 bridge can back Puchong) then can have plenty Chinese restaurant like Wai Wai, 95 zhi jun, hao yi ji etc

his price is the brochure APTL price, I think that price is before the 10% discount given for HOC for 26x70 types, that's the ceiling price that the superlink 26x70 can go for if developer decide to price increase in the future. haha
