Major disadvantage, sakit hati, in the future, when your neighbours refuse to pay up and still enjoy gated and guarded security. There will always be some cheap ass mother trucker. Muka tak tau malu.

Same case in my current taman. Got 2 cars but 90 ringgit also dont want to pay. And still chit chatting in whatsapp group as if nothing happened.

As per many Gated & Guarded residential areas with individual titles, security and upkeep of the area will be managed by the RA and maintenance fees priced accordingly.

So far pro is

-22x70
-extended kitchen
-low density

Cons is

-lakeside without strata, will have issue to maintain facility at later stage?
-some of the facility in future will share with public, they going to handover one of the park to MPS i think?
-price is 100k more expensive than safiro with less facility.

I understand from the SA, area circles in green will be handed over to MPS in few years time. I try to imagine where will be the gate bordering public area and Sejati lakeside area soon.
If there is no physical gate as a border, does that mean public will get access to lake as well? Plus, will there be any gate at the end of lakeside jogging path or there will be continuation of jogging path throughout the whole lake and public can use in future?
