Nope Dutapark is along Jalan Kuching.
The one opposite, separated by the KTM line is Riana Dutamas.

High number of transactions, show that even during property slow market today, still able to get high demand for this property.
And is a 600k+ transaction. Hard to find such high volume of transaction for property at this price range elsewhere.

looks nice, shops next door, multiple pools, reminds me of riana green. sprawling over 16 acres, the density not high actually.

Whatever project FR & team buying (aka selling) are Grade "A"
Apa cemetary, apa HTC, apa highway also can sembang until grade "A" as long as price "below market 20%"

Question would be, would this really stand out from the crowd compared to those current projects in Segambut?
It is true that this project is on the premium side across the river, but it is at the border.

Looking at upcoming high density projects within 2 km from this project in Segambut, surely owner gonna throw rental when all Segambut projects completed. So the question is, would a potential tenant who wanna stay in Durtamas or MK be willing to pay the equivalent premium rental to stay in Durtamas borderline? Would that tenant feel premier as the entrance is from Dutarmas main road & thus think that they are renting a Durtamas property & willing to pay the premium?

Vice versa, a potential tenant who wanna stay in Segambut definitely won’t pay this premium since they have a cheaper option in Segambut.

So, I can’t really able to convince myself that this property gonna appreciate a lot and this graded as grade A. Faizul Ridzuan group sells Sfera & Ooak which are from same developer, get it ?
