nothing finalise yet.. talk here and there only..
i think YNH paid this thread to do fishing/survey at what price point ppl BBB mode on..
if hot like this.. comfirm they sell 800psft..

I think A lot of Faizul Ridzuan group members are closely monitoring it..per my source, his group is benchmarking this property with Hartamas Regency & Icon MK. Then use walking distance to KL Metropolis as selling point ...

Nowadays I start to on doubt, don’t Faizul is the one who keep saying we should not buy something based on unclear boosters ? MRT3 on hold(most likely cancel), would KL METROPOLIS still able to go as per plan without MRT3?

- KL Metropolis - In progress but can be cancelled due to MRT3 cancelled. Naza ttdi fella told me it might be cancelled.
- MRT3 - Cancelled already, not postponed..

Cons

Is well known that he is always bias. A project they vested interest in everything will be good. Just like Platinum Splendor, they vested interest. Graded B by him. Before the change of government, so call able to get MRT3 nearby. Unclear booster also right?

Anyway:
Icon Residence 800+ psf
Solaris Parq 1000+ psf
DImmersione 900+ psf
Arte MK 800+ psf
Met 1 900+ psf
Agile Kiara 1000+ psf

The argument here is that if you are able to get this new project (even if combo with cemetery, highway and HTC) at 650 psf, then is a grade A as you are buying at 20% below the area market pricing.

Tis part is Segambut la. Not dutamas to me.

Any1 can price it at any psf. Afterall maybe 1 day it ll worth 1kpsf. Who knows. At the mean time v need any guru or sifu or master to cheat the followers.

I am still struggle for not able to be convinced by my Lubang source that this project is benchmark to those properties as mentioned above. I can’t really able to be convinced that it is a pure hartamas project. Can’t pass my funny look test indeed

I think he graded as B under assumption MRT is not realised.

So at the end of the days, he formed FRPG to gather all potential investors and buyers to convince them to buy for this project.

All FRPG members, do your homework & dun just follow blindly. You should call local MK/Hartamas/Segambut agents to understand the market

This topic becomes hot as there is one guru who comments 99% of the projects/subsale in the market are all grade C and D, and now he grade this project which is selling by his group as grade AA
